GATED AND GUARDED PROMISE BY DEVELOPER/S



Above as you can see a housing development which promises "Gated and Guarded" concept which just by looking at the pictures we can easily conclude was delivered by the said developer. What is clearly visible is the structure of the guard house and the boom gate which facilitate better management of traffic in and out of the community i.e. double lane entry, huge roof covering the entire space where the proximity card reader is situated.
Honestly I will be the first to endorse TMP developer if such a guard house with the same standards is made available in TMP. The guard house I will be happy with do not necessary have to be as big but at least with dual lane entry to facilitate smooth traffic flow control between residents and non-residents plus a roof to protect at least half a car length to prevent residents from getting wet as well as the motor arm of the boom gate which although I am not a rocket scientist, will help reduce wear and tear of the mechanics and thus reducing breakdown.
Taking into consideration how close the main road is just outside TMP guard house, I absolutely cannot fathom how TMP developer could endorse placing the guard house in the current position it is now! I keep asking myself why, why and why??? I am no architect nor am I a town planner
but logic must always prevail. If I am a developer with some sense of corporate social responsibility my top priority will be the safety and security of the residents, which incidentally why house buyers prefers a house in a gated and guarded housing development and the main reason why developers promises the "Gated and Guarded" community concept.
If "GOD" was to grant me a wish, my wish is for the said developer to fulfill the promise of a gated and guarded facilities as is, without malice or misguided intentions or cost reduction in mind.

NOTE: Total revenue projected from sale of all 504 parcel units averaging RM 350,000 (approximately) will equal to RM 176,400,000. How much do you think a proper guard house and a proper perimeter wall will cost? Let us assume it will cost RM 1 Million to rectify all problem areas and to fullfill all promises made it will only amount to 0.566% (less than three quarter) of 1% (percent) of revenue.
So where did all the money go to? Hmmmmmmmm I am sure you readers have your own conspiracy theory to offer, well I am all ears.
