Puchong folks give their views
ABOUT 100 Puchong residents and NGO leaders gathered recently to voice their suggestions to the Subang Jaya Municipal Council (MPSJ) in response to the MPSJ 2020 Local Plan Draft that was unveiled earlier this month.
The draft – highlighting the development plans with regard to land usage, landscape and recreation, and environment maintenance, among other things – covers a total of 16,180ha of land under the jurisdiction of the MPSJ.
We will help you understand it: Ismail (standing) explaining the draft to the residents. On his left is Kow while Puchong MCA division chairman Wong Hock Aun is on his right.
Organised by Kinrara assemblyman Dr Kow Cheong Wei, the meeting provided a channel for the enthusiastic residents to talk to MPSJ urban planning department director Ismail Muhamad after he briefly introduced the draft.
The suggestions given by the residents mainly concerned the residents' welfare, such as their religious rights. Many of them called for the provision of temples and burial grounds for non-Muslims.
“To avoid inconvenience to our neighbours who practise other religions, we need a prayer hall to have the funeral wake before the deceased is buried,” said a resident.
The availability of healthcare facilities was also discussed.
“There is no government hospital in Puchong after the Kinrara Armed Forces Hospital moved away. It poses inconvenience to residents here,” Vista Lavender Residents Association president Thinatayallam Ponnusany.
He also voiced his concerns over the lack of motorcycle lanes on the Puchong roads, which had resulted in fatal accidents.
Society of the Chinese Disabled Persons Malaysia president Hong Chuan Lee hoped there would be disabled-friendly facilities in Puchong.
“There should be pavements and car park lots for the disabled and blind. The bus services and LRT stations should be accessible to us, too,” he said.
Other issues raised included the cleaning up of the Klang River that flows through Puchong, traffic jam in certain parts of Puchong and the establishment of police and fire services stations.
A resident also hoped that a library would be built.
“We should let the school kids visit the library rather than have them frequent the cybercafes after school. Whether it is a small one or a mobile one, the library is needed to educate the younger generation,” he said.
The MPSJ 2020 Local Plan Draft is for sale at RM100 at the MPSJ building. It is also available in CDs.
The draft is exhibited now at the lobby of the MPSJ building and residents can give their feedback in writing before Dec 28.
Ismail urged the residents to view the draft and promised that his department would assist them in understanding the plan.
“Call me, or email me, and I will have my officers answer your queries,” he said.
Kow welcomed the Puchong residents to visit his service centre to view the draft and also to submit their letters.

KL-Putrajaya Highway Opens
THE much anticipated 26km KL-Putrajaya Highway that offers road users a shorter and more direct route to the federal administrative capital Putrajaya, Cyberjaya and the KL International Airport (KLIA) is now open to road users and is easily accessible from the city centre.
If prior to this, travelling from KL to these destinations used to take more than an hour, the highway has shortened the trips to a mere 20 minutes to Putrajaya and Cyberjaya and 30 minutes to KLIA at Sepang.
The highway will be toll-free for a month until Jan 13.
Road users entering the highway from the Kampung Pandan Interchange will find their travelling time cut to more than half compared with travelling on the existing route, which takes twice as long to reach the same destinations.
According to Konsortium Lapangan Terjaya Sdn Bhd senior manager (corporate communications), Tihana Yon, the expansion of the KL-Putrajaya highway to the existing major highways would in turn stimulate further commercial and residential developments in the southern corridor of the Klang Valley.
Yon said road users could access the highway from five interchanges – Kampung Pandan, Salak South, Kuchai Lama, Bukit Jalil and the Putrajaya Link.
The Kampung Pandan Interchange provides easy access from areas within the Golden Triangle and the main roads such as Jalan Tun Razak, Jalan Ampang, Jalan Pahang, Jalan Sultan Ismail, Taman Maluri, Pandan Jaya and Kampung Pandan.
The Salak South Interchange provides road users a direct link from Damansara, Bangsar, Jalan Duta and Jalan Kuching.
The Kuchai Lama Interchange has two entry ramps, the first ramp channels traffic from Kerinchi, Mid Valley Megamall, Bangsar, Bandar Tun Razak, and Taman Connaught while the second ramp allows traffic from Jalan Kelang Lama, Kuchai Lama and Taman Desa.
The Bukit Jalil Interchange built over the Kesas Highway provides a lifeline as it assists in the easing of congestion in the city centre and the surrounding areas to Sungei Besi, Kajang, the KL-Seremban Highway, Sri Petaling and Bangi.
And from the opposite direction, road users would find the traffic in Klang, Shah Alam, Subang Jaya, Sunway, Gombak, Ampang and Cheras leading to KL, Putrajaya, Cyberjaya and KLIA much breezier.
The Putrajaya Link however integrates with the North South Expressway Central Link (ELITE Highway) and enables road users to reach KLIA within 10 minutes.
The highway is installed with several safety features and the advanced traffic monitoring systems such as emergency telephone, CCTV and electronic messaging which are routed to the highway’s Control Centre (CC).
“This enables CC to assist patrol vehicles in attending to emergencies on the highway,’’ added Yon.
In addition, she said, the KL-Putrajaya Highway provides a link between the MRR1 and MRR2 and other highways such as Besraya, KL-Seremban, NPE and Kesas, thus relieving traffic congestion along these routes

Housebuyers to enjoy 24 months' warranty....

KUALA LUMPUR: Developers will now have to repair any defect in houses detected within two years of handing over vacant possession to housebuyers. Previously, the warranty period was 18 months.
This is one of the benefits that consumers will enjoy with the enforcement of the amendments to the Housing Development (Control and Licensing) Act 1966 from Dec 1.
Any defect, shrinkage or other faults in the building have to be repaired by developers at their own cost within 30 days of having received a written notice from buyers.
Such faults include defective workmanship or materials, or if the building has not been constructed in accordance with the plans and description as specified.
Housing and Local Government Minister Datuk Seri Ong Ka Ting said the changes to the Act, which came into effect from Dec 1, were made to protect housebuyers from irresponsible developers.
“There are black sheep but we cannot let this happen, even if the number is not that big.
“The amendment to the Housing Development (Control and Licensing) Act, which is the principal or parent Act, was done on April 12 this year. The regulations gazetted on Dec 1 bring all provisions into conformity under the Act.
“It includes new features such as the introduction of two new Schedule I and Schedule J catering for the Build-then-Sell (10:90) concept.
“The scheduling is vastly different for the current conventional way of selling houses.
“There is also no 5% retention fee so the onus is on developers to be responsible in building and delivering a quality property to buyers in order to collect payment.”
Ong said the Build-then-Sell concept remains optional to developers instead of mandatory.
This parallel system will be observed for a period of time.
As it is, he said, only companies that are financially sound are able to adopt the new concept.
On the extended warranty period for defects, Ong said the increase to 24 months was a period acceptable to both housebuyers and developers after the ministry’s technical team had evaluated feedback from both parties.
Significant changes include a requirement for developers to deliver vacant possession to buyers that must be supported by a Certificate of Completion and Compliance (CCC) certified by registered architects that a building is safe and fit for occupation.
Previously, when developers handed over vacant possession of a property, the keys were given to buyers for inspection.
But buyers could not move in until the Certificate of Fitness (CF) was issued by the local authorities, which could be several months later.
Also for strata titles (applicable under Schedule H for apartments, condominiums, flats and townhouses), a crucial change is the mandatory enforcement of the Fifth Schedule in the sale and purchase (S&P) agreement on what buyers can expect to pay besides the cost of their individual unit, including service charges

POT HOLES DILEMMA
A picture is always worth a thousand words, the same pothole after numerous repair is again a "Pothole"......with the current wet weather and the traffic at this busy junction it will get worse if proper roadworks and maintenance is not carried out SOONEST POSSIBLE!
As it is now traffic buildup is a common sight as vehicles using this junction have to carefully manouvre around the pothole hence queue buildup. Potholes are evident throughout the service road leading into Taman Mutiara Puchong and I think the plight mainly the discomfort caused to the residents using this road is bordering on frustration.
It will be a great way to usher in the new year 2008 for all residents in this area if the local council could arrange for the said service roads to be resurfaced all the way thus providing comfort and the most importantly helping all vehicles to avoid futher wear and tear to the shock absorbers, tyre alignments and dented rims. Imagine paying our council rates and having to fork out additional expenditure to remedy something that is of no fault of our own.
I sincerely hope the relevant authority will act accordingly and efficiently to remedy the unsafe condition of the service roads ridden with potholes for the betterment of the community.

Dead Fishes In Lake (6th X) 9th December'07
It is becoming more of a cliche now and to date this is the 6th recorded incident at the same lake. Sighhhh!!! No one seem to care, especially the authorities with jurisdiction over this kind of issues (environmental issues).
Toxicology test has been done as Jabatan Alam Sekitar crew came and gone (to date report of the said test is still unknown). So what do we do now folks of Taman Mutiara Puchong? Any suggestions as we are absolutely flabbergasted to date.......at the status quo after numerous reports we have submitted to the relevant authorities through proper channels as encouraged by our own PM for residents/citizen of Malaysia to help improve our living environment.
Just a note to the readers here, we have taken our very own initiatives to have the said water in the lake tested by a willing 3rd party with such facilities (sponsor) from a water treatment company. We should get the result in 7 working days and hopefully the water sample taken will shed some light and possibly give us all some long awaited answers previously not forthcoming from the relevant parties. What is there to hide? How can our environment play second fiddle in this case as it is our very own environment thats gives us resources and thus ability to survive. Are we all not responsible citizens?
If you have any suggestions please put in your 2 cents worth, as we are always all ears. Help us help you to prevent further incidents of such nature and let us be the example of responsible citizen to assist in making our environment cleaner and healthier for all other Malaysians.

Community Meet 8.12.2007 (Summary)
It was indeed a truly productive meet, primarily because the Pro-Tem RA had the opportunity to highlight all the relevant and important information,issues and events leading up to the community meet.
Speakers for the day:
1.Steven Poh (Chairman) - highlighted the objectives of the RA and impending issues the RA will table with the developer/local council and other relevant authorities to improve living environment in Taman Mutiara Puchong for all residents. Community service activities e.g. recyling, adopt a tree, adopt an orphanage and old folks home was also suggested.
2.Michael Yeoh (Asst Sec) - summary of events and providing relevant information to all residents pertaining the team work and spirit needed to improve the community such as more residents to volunteer especially the younger generation to be part of the community and encouraging more residents from various ethnic group to join the RA for a more diversified representation.
3.Carol (Treasurer) - announced the costing to all residents pertaining the estimated expenditure to manage and maintain all amenities within Taman Mutiara Puchong.
4.Lim LS (Vice-Chairman) - presented the RA proposal to raise funds for the setup of our very own management office and the budget required as well as highlighting the need to increase current monthly maintenance fees payable (currently RM 50) to a more realistic figure to increase the quality of the security and the upkeep of the common areas. Additional funds derived will be put to good use to organize various community activities e.g. line dancing, tai-chi,dog obedience and many more possible activities that is open as long as we have enough participants to form a group of more than 15-30 individuals to make the said activity work.
The said meeting was carried out with translation to Mandarin and Bahasa Malaysia by committee members (YS Chan and Encik Razali).
At least now we have more than 70+ residents fully aware of the issues at hand and the ramification of the imminent hand over come January 18th 2008.
Committee members will go on a petition drive secheduled (9th December 2007)to meet the residents that did not attend the community meet and to update relevant information and to obtain support via signatures as well as to recruit more members to the RA in order to be more efficient in carrying out the many activities planned for year 2008.
The RA of Taman Mutiara Puchong sincerely appreciate the attendance off all caring and responsible residents. Please be in the loop and contact us if you have any suggestions or would like to volunteer your time to assist in any way possible as the saying goes "the more the merrier".

TMP RA COMMUNITY MEET 8.12.2007 - 4.00 PM
Please be advised that the Pro-Tem RA is organising a community meet this coming Saturday 8th December 2007 @ 4.00 PM to be sitiuated at the usual meeting place near the gazebo in front of the show house.
We have distributed flyers to all residences and have even sent out email reminders to attend as hand over is imminent and due on the 18th January 2008 (less than 2 months to go).
We as residents ourselves will update all the outstanding issues that we have with the said developer and we will take down all petition via signatures for all the items we will be tabling for unaninous support and hence to be acted upon.
Please bear in mind that upon hand over the said developer will wash their hands clean of all issues and we as residents will have to fork out from our own pockets to resolve anything and everything within our taman including repairing the boomgate, enhancing the perimeter wall, treating the termites infestation evident in our taman and drainage gradient causing water ponding (breeding of mosquitoes/dengue) and lastly second entry lane as well as properly designated visitor parking bays to enhance traffic flow and convenience for all in TMP.
Your attendance is compulsory if you truly value your investment in Taman Mutiara Puchong and lastly your support is as important to help achieve common objectives we as residents have, value and peace of mind for what we had invested in.

You be the judge and do post in your comments as we would like your views on this matter. We will continue to struggle and fight for the rights of all residents as we are residents ourselves too.
Hence it is ridiculous to have to put up with baseless accusations etc. All residents in Taman Mutiara Puchong do have a personal interests, and that is to see that all matters pertaining to the end parcel are to be handed over in prime,usable condition and at a quality level acceptable for a housing development where price of the houses are ranging from RM 360,000 - 600,000++.
We want what is promised and what has been paid for, I believe this is a logical and reasonable concept and demands made to date has been for what is due.

Dear TMP residents,
1. Security lax
a. Perimeter fence design flaw – ladder-like, too low, passable by thin person
b. No perimeter fence at phase 3 – Malton promised it would be built up by July, postponed to Aug, and then end Nov… perpetual. This is the kind of promise by Malton Bhd? So many intrusion records held by the appointed security firm. Is our demand not valid? It’s futile to put a guard to monitor at phase 3 as the gap is too wide (960ft).
c. Barb wires at base of fence along TNB high tension area – incidents and signs of intrusion coupled with 3 flights of cement ladders proved the need for barb wires is not uncalled for. Alternatively, add spikes to the existing fence to curb trespassing.
d. Malfunctioned boom gate motor at entry made guards helpless to perform their duties to check visitors. Does it take 2 months to repair a motor? Do we have to wait longer at the expense of security? Isn’t it rational to replace it with a new motor after such a long period of repair? Is Malton practising Corporate Social Responsibility (CSR)?
2. Termite infestation
a. We are not asking Malton to fund the extermination of termite colonies behind TMP 6. It is a logical call by Malton to Antz Sign Sdn Bhd to exterminate the termite colonies knowing that they are living next to TMP houses. Infestation is visible even above ground on wooden supports to young trees, and many trees in front of our houses have died by termite attack. As a developer appointing Antz Sign Sdn Bhd to provide the service, it is logically to demand from them to exterminate the colonies even at boundaries, unless it is cronies’ business connection. This is again a matter of CSR Malton prefers to keep within the boundaries as compared to YTL Lake Edge, they send guards to patrol even our perimeter boundary, put up barb wires and wire mesh fencing even beyond TNB high tension area, beautify the service road with beautiful palm trees and twin light lamp poles. All these are beyond their boundaries. They practise good CSR.
With the above in mind and their refusal to treat knowingly termites infestation with up to 5 residences now recorded termites infestation and bearing own costs of minimum RM 1,500 - 2,500++ each, and they dare accuse the RA with baseless claims that our actions is the cause of the property price diminishing......can you believe that.
3. Drain with uneven gradient
a. Malton’s so-called solution is to lay a flat layer of cement to the uneven gradient of the drain instead of relaying with PVC type to ensure smooth flow and proper gradient. Water ponding is still observed. It is not a well done job. Please check it yourself that you will pay for the work if the drain is behind your own house. Water ponding breeds mosquitoes(dengue) and rats.
We have a confirmed report from a resident in TMP8 of her husband admitted for dengue case as at 30th November 2007 @ Sunway Medical. Whether it is due to all the water ponding in the taman is yet to be determined as we have no proof but what do you think? Something that could have been avoided again obviously.........
We have more in store on defects and short-comings. If Malton chooses to retaliate instead of resolving the problems at large, that leaves the residents no choice but seek alternatives to help solve these outstanding issues, which may mar the image of Malton further as more worms are poured out from the can in public.
We need to stay united to fight for our rights and to get back at what has been promised and spelt out in S & P. Your mandate for the elected Residents’ Association Committee is paramount to make our community a secured living place with all defects / short-comings rectified. Please spread this news to your neighbours to be aware of the goings on in this community and support the Residents’ Association fully to champion our cause.

Dead Fishes Again 12th November 2007
Although the cleanup by MPSJ is still ongoing which we the residents are thankful anf grateful for, however I still strongly feel that the root of the said problem is far from alleviated. Why you might ask? Mainly these:
1. What was the test result by Jabatan Alam Sekitar taken after the reported incident in October 2007? I think the relevant authorities should issue a official finding that is transparent to all residents living in close proximity of the said lake. How are we to get the result? Well your guess is as good as mine? I wonder who is kind enough to lead us in the right direction if any? Any cover up intentions?
2. 4th incident within a span of 60 days, only recently? How come? Accumulation of toxic over the course of the illegal dumping period? God knows for how long? Possibly years for all I know? Possibility of drainage waste from nearby light industrial units which mainly consist of small printing companies? We followed the drainage trail and it leads right into the lake ironically.
3. Landfill in the lake causing a change in temperature hence the dead fishes? You reckon this is a logical explanation? Hmmmmmmm......I reckon less likely to cause such number of dead fishes due to the fact that the sheer size of the lake and depth is more than adequate to displace any change in temperature caused by any situation.
I do not want to imply in this post of anyone responsible in particular but merely to point out the fact that as a nation we truly and urgently are in need of people that will truly take pride in their personal capacity to asist in getting to the root of the problem to solve rather than delay and make excuses. Not making secondary guesses, finger pointing as well as merely seeking publicity for personal gains.
I still pray daily for a change, a great change that will truly benefit all Malaysians and I believe such a change will only take place with a change in the attitudes of people in places that can force such a positive change. I do not have to mention names but by references to my earlier posts you should be able to logically work out who is responsible for the cleanliness and welfare (safety) of all residents in this area.
We as residents should really give a damn of where we live and how we are living it. We as residents should also not be afraid to voice out any displeasure and not be afraid to approach any relevant authorities for assistance and not be afraid to question them at the same time when it is justifiable. It is within our rights as "RAKYAT" of Malaysia.
MALAYSIA BOLEH? I think boleh but whether the people put in positions to serve will exercise their power righteously and efficiently is a case we can probably debate about over a cup of teh tarik. Action speaks louder than words...........we as residents want to see action and not empty promises.

Proper Perimeter Wall Fence Structure For Gated Development
Above are pictures taken at Desa Villa at Taman Desa (near Desa Water Park) of the gated and guarded housing development. The above perimeter wall fence surrounds the entire community which comprises less than 100 units of houses. The wall fence covers a big area of about at least 3/4 of the area of the wall fence area of Taman Mutiara Puchong. All of the gated and guarded housing development surveyed comprises of a very well structured, high and secured perimeter wall fence that is almost impossible to scale because of the height and the enhance security features as shown above.
This is the standard of a perimeter wall fence observed by most developers in Malaysia and how come Malton Bhd did not erect a perimeter wall fence that is supposedly safe and one that will keep intruders out? Currently if anyone was to pay us a visit and take one look at the perimeter wall fence, I can definitely expect a cynical smile or even laughter in disbelief by all. Why? Well because TMP perimeter wall fence is way below par when compared to others and so scalable and lowly erected that you will look at it in dismay and to ponder........what idiot could have done so? It is seriously the joke of Puchong, Selangor and definitely to the addage of "Malaysia Boleh".

Imagine having these things to deal with and at the same time having your usual committments of work, it has been extremely tiring of late and the break was definitely needed by all members of the RA.
The RA of Taman Mutiara Puchong sincerely would like to thank all the press journalists for their commendable coverage of issues brought to their attention recently which reflected unbias news reporting. Kudos also goes to TV3 reporters and crew for their informative as well as unbias reporting of the issues in regards to our plight in Taman Mutiara Puchong. No names need to be mentioned here as a good job done is best kept in your heart and with a smile across your face. Cheers to all of you guys/gals!!! :)
Since all the reports in the media there has been noticeably more activities in Taman Mutiara Puchong, like more regular maintenance and cleaning of the common areas, shrubs and lalang at various places have been cleared etc. The developer has acted on various complaints such as to rectify the ponding issues of the park and the basketball court, the drainage gradient and more aggressive landfilling at Phase 3. Though some action is better than none, progress is still painstakingly slow and only after affirmative action.
The RA would like to also see immediately action to quickly rectify the faulty boomgate which has been out of order for the last 3 weeks and counting. No spare parts??? Ideally the whole entire system needs to be replaced........ wonder the developer would do so rather than the residents now having a totally open entry to all at this point in time, for the last 3 weeks. Because of this the security guards are now slowly but surely reverting back to their lackdaiscal attitude and now cases of reported stolen items by foreign workers is creeping up again. With the latest incident of under garments stolen from a house in Phase 3 TMP 8C.
This is why the residents in Taman Mutiara Puchong is not happy and will not be happy until the developer (Malton Bhd) understands the reason why? Solving problems is not by merely looking for quick fixes and short cuts as well as cheapest alternative but looking at the root of the problem, the crux of it all and tying everything together. An obvious example will be the boomgate, why such a high occurence of system failure? Why the problem of the boomgate always being knocked by vehicles and causing the pole of the boomgate to be damaged? Please get this sorted out by replacing the entire boomgate system with a new and more trustworthy system and properly positioning the sensors as well as narrowing the lanes to a proper width to allow the boomgate system to operate at the optimum level. How many poles and spare parts do you want to continue to look for? How many poles do you want to replace? How many cars do you want to damage? How many more excuses do you want to come up with? How many more years do you need to realize?
Please do us the residents as well as yourself a favor, replace the whole damn boomgate system and properly rectify the issue once and for all, no more delays. Do the right thing for once without us the residents having to resort to extreme measures for something to be done which in the first place is duty bound by "YOU" the developer.
Other issues outstanding of highest priority is the Perimeter Wall Fencing - height and structure. This is a biggie and the RA will not rest until Malton Bhd improves the feature by adding more height as well as enhancing the said structure with barb wire at the base and adding additional metal/iron grill with pointed arrows outwards to definitely prevent scaling or climbing.

Press Gathering After Dead Fish In Lake Incident
As of today the lake is in much better shape with most of of the floating debris cleared by MPSJ and fish carcasses sinking into the depth of the lake, no sight of trucks dumping into the said lake as well which is definitely a sign of relief finally after months of waiting patiently. Just a word of gratitude to the authorities for righting the situation at the end of the day, cheers to all for a great start and a great job done. The RA would like see a continuance in such endeavor to futher enhance the cleanliness and standard of living in Puchong.

Latest development in Taman Mutiara Puchong has definitely been very interesting. Now I think the we as residents can consider renaming TMP temporarily to Kampung Nelayan Mutiara Puchong as the foul smell eminating from the westside lake due to the thousands of floating dead fish carcasses is reminiscent of a fishing village, well at least for me anyway as I am a avid angler and have frequented many fishing villages thought of course the smell is not as strong I must say as compared with what I am experiencing at this moment as I am blogging this post.
Yes, you are right I am able to smell it from my very own living room approximately 40 house length from where my house is located from the lake. Did we expect this to happen? I do not want to be a real smart arse here but after witnessing so many lorries dumping wastes as well as gossip from neigbours and fellow residents of illegal chemical waste discharge nearby to phase 3A I am incline to state that I did expect this to happen and primarily for logical reasons I am putting forth below:
1. This is not the first instance of dead fishes documented as the first incident was recorded by a fellow resident approximately less than 6 weeks ago, but the number of fishes surfaced at that time was not deemed too excessive though serious enough in nature. Please refer to this article for the very first documented article in the star online of illegal dumping incident prior to this day (Title: "A Lovely Lake Gone To Waste") take note the date published JULY 5th 2007.
2. Dumping of waste after the article was published apparently did not stop as recently documented TV3 Bulletin Utama dated 17th October 2007 clearly showed in daylight and captured/recorded live by the TV3 news crew showing dumping (Bulletin Utama TV3 17.10.2007).
3. Photos posted to the Picasa web album also indicated proof of continious dumping in plain sight of residents and the general public in broad daylight documented on August 22nd 2007.
4. Unrecorded dumping that happened during the night of possibly more toxic wastes? This hypothesis cannot be ruled out because since dumping in broad day light can happen how about during the night? Interesting is it not?
So my point to the local authorities especially the enforcement division of related government agencies with jurisdiction over this area and matter is, how come since July 5th 2007 of the first reported incident of dumping until October 17th 2007 and possibly as recent as October 24th 2007 the day the fishes started dying, allowed the dumping of wastes into the lake to continue? Not enough enforcement officers? Miscommunication? Or just pure ignorance until something serious happens then only act? Sounds familar? Bus operator case? Rape case in shopping centres before compulsory installation of CCTV system? Latest being the ferry incident in Langkawi? What is next?
Imagine more than 3 months passed (90 days) of dumping? How many lorries do you think per day? Let us just assume conservatively a total of 20 lorry load per day for 90 days? How many lorries and type of wastes have already gone in? Imagine 20 X 90 = 1,800 lorry loads, this is conservative as I have seen, it only takes less than 5 minutes per load to be offloaded in the lake with my own eyes and I have seen easily 5 lorries emptying their loads within 20 minutes of me standing at the bank of westlake side in Phase 3A. So you can estimate what should be the actual figure!
I am just dissapointed at the slow pace of our public delivery system by local authorities, not justifiable of a developing nation like Malaysia. Government agencies should work efficiently and effectively to serve the people of this great nation. My only advice is please practice proactive mindset and to look into prevention rather than a cure. I believe I am not the only person to suggest this many in the past have done and even our current PM have reiterated the importance of an efficient and effective public machinery system to serve the "RAKYAT". With pay increases and bonuses for all government officers as well as government servants how come we have to continue to deal with these inefficiencies? I do not expect over night change but come on 90 days and flood for people to take notice? Ridiculous?
What is next? Wait for a minor to fall into the lake and drown before we see more efficiency from relevant authorities? Imagine whose head/s will roll then? Definitely not mine as I have done my part as a responsible "RAKYAT" to make known publicly to the community their rights and to fight for their basic rights as home-owners and to approach the relevant authorities for assistance.

Use your brain, use your brain as what Phua Chu Kang likes to say and I think again I have to add is where was Malton's when designing the said perimeter wall fence? Like one of the comment received by a resident, anyone could have drawn up the design as it requires no brains in doing so.

This video is specifically posted to challenge Malton's COO statement of providing high security features for the residents in Taman Mutiara Puchong. Either he is in a world of his own in his mind or he is in denial in his capacity as a COO or he refuses to admit the shortcomings of his project team or his whole organization.
How can such blatant injustice to the residents in Taman Mutiara Puchong be tolerated by the authorities is beyond me.

Failure In Proper Planning Or Do You Think It Is A Cost Cutting Measure?
Dear Fellow Residents,
Ladies and gentleman members of the public, rakyat of Malaysia, friends, Datuk's, Tan Sri's, VIP's and VVIP's in Malaysia I have a favor to ask...merely your kind feedback based on your experiences throughout your life until this very day.
The feedback I seek is merely to understand and ascertain the logic behind the actual design of the said perimeter wall fencing surrounding Taman Mutiara Puchong, as I believe though we are the very 1st "Gated and Guarded" housing development in Puchong, I also believe we have the weakest security amenities and features. The feedback I am hoping to receive to shed some light purely for discussion sake evolves around these couple of questions:-
Q1. At the time of the said drafting of the design and eventually to the submission of the said design of the perimeter wall fencing, person/s whom approved the said design could have actually looked into the said design more thoroughly before approving? Whether the said design enhances security, and safety by being able to effectively deter intruders since Taman Mutiara Puchong is after all a gated and guarded housing development? How come the developer did not use other gated and guarded housing development as a model or example as there were many available in Selangor state?
Q2. Since there is a total of 504 houses built in TMP, how come it did not occur to the developer that there should be a dual lane entry to properly cater for the traffic volume for 504 households not including visitors, delivery personnel, buses, vans, lorries, contractors etc. ?
Q3. Why did the developer erect the said guardhouse at the entrance without properly taking into consideration traffic flow of the roads in the said area especially when the said roads are windy and linking to a light industrial area with heavy transport vehicles frequenting the roads? How come the local council approved the said guardhouse without properly conducting a thorough inspection of the said location? Without taking consideration of traffic flows? Without visitor parking bays?
WHY?WHY?WHY?504 houses X RM 380,000 - 600,000 = RM 200,000,000 Approximately
What kind of quality did we get? Is it fair? Jusitifiable? Should we just stay quiet? Who is going to help us?

Affirmative Action Paying Dividends When Diplomacy Fails.

Having said the above it was however the natural course of progression as diplomacy have failed and the RA had no other alternative but to act and to act fast!
To make it very clear to all residents in Taman Mutiara Puchong whether you are aware or not, handover of the responsibilities of managing Taman Mutiara Puchong will ultimately rest on all our shoulders come this 18th January 2008. Come this date the developer will wash their hands clean of whatever responsibilities they have to make good on all their promises whether it is via contractual, verbal or through their A & P materials what so ever.
The RA comprising common people as residents have been seeking the assistance of the developer for the past upteen months via commonly practiced procedures by conducting regular meetings, diligent correspondences as well as teleconversations but the end result has always been laborous and painstaking slow, and worst of all issues that the RA are fighting to get done are always the ones that are logically duty bound by the developer in the first place eg. properly designed drainage that will not overflow, proper termite protection by a trusted contractor, common area amenities like the basketball courts to be properly constructed that is even and without water ponding issues causing cracks and molding, signages at the guardhouse with written house rules, properly constructed entry and exit lanes that will cater and assist in smooth traffic flow for 504 units of residents (Average 5 individuals per household) will easily equal 2,520 residents with at least possibly 1,512 vehicles averaging 3 per household. This is not including visitors, vans, lorries, delivery and contractors coming in and out on a regular basis, proper and sufficient lighting in the common area to enhance overall safety of the residents, road humps in specific locations to discourage speeding and hence preventing fatal accidents, and last but not least the most important of all a properly and reasonably constructed perimeter wall that will deter intruders like other gated and guarded housing development you will be able to find in neigbouring townships within Selangor state.
We as house buyers at the time this project was launched had only the model replica of how the entire project will look like and of course by word of mouth and possibly to associate Malton Bhd with other project like Li Villa in Sec 16, Petaling Jaya, which I have to say at that point in time in year 2005 was recognised as a successful development. Honestly I bought and trusted Malton at that point in time is because of Li Villa. But sadly this is not what the residents in Taman Mutiara Puchong feels today as over the course of our residency since we were handed the keys had to deal with (click this link for a chronicle of pictures by one of our residents from the first day until current of his experience).
How would you feel if you had paid from RM 350,000 to RM 600,000 and above plus renovation costs to own your property in a supposedly gated and guarded housing development that is not delievered the way it should have been delivered? Please refer to previous post in the archive lists for references of all issues brought up, but do take note that the issues brought up goes way back to the very beginning after handing over of the keys. The RA only started this blog in August 2007 with the main objective of transparency and a chronicle of our activities as we foresaw the need to document our fight and plight in the near future.

More Residents Speaking Up!
Having seen what happened last Saturday, I am very disappointed. The worst is this may just be the begining of bigger problem, when flood water gets into the house! I just want to bring a few points of this issue. The problem may not just be the internal drainage system within the TMP compound. I believe the internal drainage can cater for that sort of rain. I believe the real problem is stormwater can't "get out" of our compound due to the full capacity of the main drain in front of our entrance. When there is heavy downpour, I observe that the main drain will be near its full capacity (but not overflow yet).
Therefore, apart from our "beloved" developer, we still need to get MPSJ / JPS (depends on who is maintaning the main drain) to be involved to resolve this. Potential solution is to find another drainage discharge outlet (apart from the main drain; I can see the "lake" only). However, this will involve a lot of $$ to re-design and re-do the drainage gradient; possibly at Phase 3B. Another root cause is the design platform of TMP is not "high" enough. Useless to talk about it because there is nothing we can do about it now. Obviously, substantial amount of $$ saved on earthwork.
Another sickening sight is our guardhouse and entrance. Frequent beakdown of boom gate, dodgy CCTV (working or not working, I don't know), road barrier (why is it there? this is still a construction site? to stop motorbike????), insufficient road lighting, fast car / motorbike from industrial area, heavy lorry moving in/out from our entrance (dropping earth, dirty & damage the road) etc.
For the boom gate, I think the motor is under-powered. It can't support a long boom. When I visit One Utama, I noticed that their car park boom is the type when it lifts up, it will form an "L" shape (the mid section will fold and held by a tie back to the motor). I guess this will lessen the stress on the motor and less breakdown.
The guardhouse is the "face" of TMP. With the current deteriorating state, I believe our house value will drop. Floor tiles fallen off, dirty, potholes at the entrance etc need to be adressed.
I faced similar issues when I lived in an apartment by a shit developer called T****, and I can understand why it happens. I thought things will get much better when I moved here but doesn't seem worth the $$ paid for.
I hope the RA (with the backing of all residents) can bring all these issues up with the developer, authorities and MP/DUN. Thanks.

A Resident's Truthful Comment (Two Thumbs Up Mate!)
It's time for all residents of Mutiara Puchong to speak up and be heard. Please stand up for your rights as a house buyer. Do not just stand by the side and expect just the few of our outspoken RA committee members to do the work. It doesn't work that way. We need all the support we can get.
Our society has long been nurtured in such a way that most of us do not want to voice opinions or dissatisfaction against anyone for fear of repercussions(e.g. residents who think we can be sued or sent to jail for telling the truth about an irresponsible developer-how preposterous!)
Can we blame our fellow Malaysians. We've all been brainwashed since young to be seen and not to be heard. Teachers told us to be quiet all the time. Don't ask questions till you are asked to speak, they say. It's difficult to discard this type of thinking but we can all try yes? Just because we were lucky this time that the rain stopped in time doesn't mean we'll be spared the next.
It's a small little wake-up call from the great one above for us to sit up and do something before it's too late. Now after the first experience of flood I am sure each time it rains a little too heavily all of us will be worrying and looking out for the first signs of flooding even if it disrupts our sleep in the middle of the night, While i bet our dear Malton Bhd's CEO or COO or whatever O is comfortably snoozing in their well-built houses.(probably not ones built by their own company).
Honestly, I did not expect that when I moved here from Petaling Jaya, I would be moving to a possible flood prone Kampung! Although admittedly, PJ Sect 14 where I grew up was a flood prone area but that was in the 1970s! It's the year 2007 and we've just celebrated our 50th Merdeka. What does that tell you about how much has changed?
We have to make the change to stand up for our rights! Malton has to change! Change for the better! Become a more responsible, caring and far-sighted developer not a short-changing, solely profit-centric one.

GREAT HARI RAYA FLOOD IN TMP - V1
Well, well and well......love to utter these words and I believe this is the perfect time to say "I Told You So Malton Bhd". Please click this link to see why? (Pics taken after the flood 14.10.2007)
This is a perfect and classic example of a developer like Malton Bhd not paying heed to the numerous complaints of its residents and this is the end result. This is headline stuff, imagine paying for a RM 380,000 plus home and having to deal with flooding after more than 1 year living in Taman Mutiara Puchong.
This incident was avoidable and definitely could have been prevented by Malton Bhd as the Resident Association have on numerous occasion highlighted the flooding of the backlane drainage as well as the drainage sump filled with sand and not to mention the gradient of the said drains is not optimum for enhancing drainage water flow out of TMP. (Please refer to pevious post as well as photo chronicle and do pay special attention to the dates of the posts, many months ago).
This is a very serious affair and we will make sure all home owners and Malaysians as well as propective home buyers will be informed of the incident as to how to avoid being in the position like residents in TMP as well how better the respective government agencies should govern developers that do not practice proper corporate social responsibility.
This is something we can all learn from and this is a slap in the face to Malton Bhd, as a main board listed company in Malaysia apparently ranked 32nd in the list of top developers in the country to have such an incident in one of its development portfolio. It a shame and it is unacceptable. Believe me this is one of the many issues unresolved and we the RA and all the residents are now even more united and vigilant after this. We will not waver our rights nor will we compromise from now on but instead "DEMAND" that Malton Bhd act now on every single justifiable complaint we have submitted to date and we will not stop in our efforts to lobby all governmental agencies and regulatory body until Taman Mutiara Puchong is the way it was suppose to have been built and delivered to all home owners.
Please advice all your friends and family members to be careful and to do the necessary research before purchasing from any developers. Spread the word let it be known that not all developers are the same and not all can be trusted and depended upon when push comes to shove and when promises made are not honoured.

Termites Infestation - Another Victim In TMP (3rd Case)
Please refer to the previous posts pertaining the termite menace which all residents should pay special attention to.
To date recorded actual termite cases are No: 79 (Michael Yeoh), No:85 (Steven Poh) and now No: 99 (Andy Collier)...........who will be next??? YOU??? Incidentally all from TMP 6, reason you may ask well we have termite colonies as our neighbours and is it our fault to get these infestations because we renovated our houses? Like I did mention before 9 out of 10 Malaysian home owners will renovate their houses hence why did Antz Sdn Bhd have such a clause in their terms and conditions? Pretty obvious right who the terms and conditions is protecting!!! Imagine getting a certificate of warranty for 5 years and with such a clause for Malaysian home owners, pure "BULLS**T"........absolutely moronic, might as well not give such a warranty in the first place and yes we know this is another ploy to ensure that Malton's marketing arm represented by Interpile Sdn Bhd has a sizzle when they pitch us the benefit and value add when they were selling us the property back then (not to mention "Gated & Guarded" concept) of high security with perimeter fencing with nicely printed A&P materials depicting a housing community which we will be happy living in...........mind you at that point in time we only had a concept and the intangible idea of what it will be like.
To date however reality wise it is not the same as what has been pitched to us and the idea sold at that point in time as compared to the the perimeter fencing we end up having, the single lane entry and exit, the current lack of quality in the boomgate, the poor cctv equipment available and last but not least termite protection that do not actually work.
I believe a lot of residents are telling themselves "Haiyaaaa what to do, the developer so big we already sign deed of mutual covenant.........so what can we do???" Well I do once have the same mentality but alas I have changed since then as I truly believe any misrepresentation as long as justifiable with reasonable grounds is a battle already won, even if Malton Bhd is big or small it makes no difference because "The bigger they are the harder they fall".
Logic and commense sense by the common people will prevail, laws are made and amended through change of governments and globalisation, in the case of Taman Mutiara Puchong we the residents have the power to force Malton Bhd to put their money where their mouth is. Who printed the A&P materials with those pictures in it? Who approved it if they were to say that marketing is a separate entity? Who contracted the subcontractors? I do not have to go that far in proving my point.....just look at the advertising signages they put up in front of Tesco hypermarket and tell me what do you see in the pictures depicting?
Now all the new buntings by the road side leading into TMP promoting free "Viva" cars if you were to purchase a unit of Phase 3B in Taman Mutiara Puchong as a gimmick to attract buyers as a "CARROT".....I wonder if there are so many bunnies out there today, when after all these issues highlighted by residents whom have paid $$$ to buy such a property and have prompted Malton Bhd to help solve to date and some outstanding for more than 8 months are yet to be entertained. FYI to date the perimeter fencing for phase 3A and 3B is still unresolved due to Malton's project team's failure to factor in soil settlement issues, landfill until today is still ongoing and projected target date for completion has been rescheduled 3 times already to date. FYI there are residents already residing in Phase 3A and without a perimeter fence so another breach of contract or misrepresentation?
I believe some credit must be given to the current management team in the maitenance office for resolving issues within their powers to solve, which coincidentally are the ones that is quite trivial eg. notice board (which incidentally was mention in the house rule book provided by Malton), repainting the back boards of the basketball court, to repair lighting in the park, repair lighting at the guardhouse, acquiring new boomgate pole cleaning the common areas, unclogging drain sump etc. Kudos to the individual/s whom are doing their best to assist us residents.
I will continue with another post soon enough to further justify the injustification by Malton in not keeping to their end of the bargain....so stay tuned......cheers!

I love my home in TMP so if you think I am a crazy blogger for fame sake well think again but honestly I am just a home buyer whom have invested hard earned $$$ and expected more from a developer previously associated with reputable real estate development like Li Villa and Bukit Rimau and currently "The Pavillion". So why the poor quality and finishing we residents in Taman Mutiara Puchong have to endure? Why Malton Bhd is not doing anything about it? Are they too big to be concerned or too well connected to bother about issues brought up by the "RAKYAT". Well.........what do you have to say as fellow residents?

Dear house owners,
Please be aware of the threat of Termites within our community, unfortunately yesterday (1oth October 2007) I have had to call in a pest controller to spray the whole house. Luckily I noticed the Termites fairly quickly and it has been confined to the ground floor but still they have managed to damaged my laminated floor and were starting to move up to the second level. Although we have been issued a certificate from Malton's pest controller for the original treatment (I think a 5 year warranty), the terms and conditions state that the warranty is void if renovations have been carried out. According to the pest controller, the Termites entered the house at the main drainage pipe at the front where there was a gap between the pipe and foundations (funny as I have had no renovations done there - again I question the quality of Maltons appointed vendors). I tend to take this up with Malton as I am pretty sick of their poor workmanship (Water leaks, electrical problems, a gate that took 10 months to fix & now Termites within a year) I come home every night and wonder what will go wrong next!!!. Fun Day For The Kids.......At The Pesta!!!
The biggest winner at the pesta tanglung were the children and their parents as there were so many games scheduled purely to get them all to have loads of fun and to mingle with all children in TMP. Games like tele-match, limbo rock (video) and pin the donkey's tail were all hits.
This is in line with the RA main objective of making TMP a great community where neighbours are not strangers and kids can grow up together as great friends. Cheers to that!
A Great And Memorable 1st Event.....
The very first pesta organized by the RA was truly a huge hit with the residents and with 400++ pax turning up why not! The food was awesome as it consisted of the many contributions by fellow residents from nasi lemak, mee goreng, curry chicken spaghetti bolognese, satay, pizza, putu mayam, yam-cake, fried chicken, fried rice and mee-hoon, capati, kuih-muih, moon-cakes and so much more that it was truly a great pot luck feast as stated in the itenary for the evening.
Besides the contribution of food, contribution in prizes for the lucky draw and games were also collected prior to the event which consist of many items ranging from silverware pot set, thermos, steamboat set, souvenir gifts, spa vouchers, ice cream vouchers and many many more. About a total of 36 residents made cash contributions which came in handy for items like additional food supplies of satay, mee-hoon, mee goreng, drinks as well as for the rental of canopy's, tables and chairs and not to mention additional lucky draw prizes of hampers etc.
All in all, all contribution were efficiently used and ended back into the hands of residents in Taman Mutiara Puchong. Any additional funds available will be kept and will be put to good use for future RA projects may it be another event or something that will benefit all residents in TMP.
The RA would like to sincerely thank all contributors and participants in making the very 1st event such a successfull one. With this achievement the RA is motivated to be vigilant and to continue to bring about positive changes within TMP.
After all being said and done it was a great way to start the 4th quarter of the year and with such firm support and teamwork by all parties involved especially amongst the residents, it is an awesome feeling of satisfaction and motivation for all involved especially to all the committee members of the RA. Kudos for a job well done, it goes to show how much can be achieved through teamwork and good communications plus committment.

MINUTES OF TMP RA MEETING

A meeting was held between the TMP Protem Committee, TMP Management Representatives. The objective of the meeting is to get a firm and final commitment from Interpile Sdn Bhd on the various issues brought up many meetings ago and currently still outstanding.
1) Commencement of Duties – Aman Network Security Sdn Bhd & its S.O.P
Aman Network Security Sdn Bhd has commenced duty effective 18th August 2007. To date the security in TMP has been enhanced significantly and the standards of the security personnel at this point in time has been above par. Initial feedback from some residents have been extremely positive. The new SOP already submitted to the RA.
a) Length of Boom Gate Barrier.
It was mentioned that the length of the barrier is short and this does not stop motorist from riding by without having to identify themselves or registering at the guardhouse. Ravi is to inquire on the cost of changing the length of the barrier.
However, during this interim period, Rajis & Nathan had suggested that they would place a pylon cone to stop motorcyclist from driving pass the security guards.
It was also tabled during the meeting that a speed hump should be placed at the boom gate barrier in order for vehicle owners to slow down when necessary and thus would help the guards to carry out their proper duty of checking on visitors etc.
Committee urge the management of TMP to look into matter soonest possible in order to avoid the new security personnel from finding avenues of not carrying out their duty as required.
Status: Month end to implement new boom gate pole 30.09.2007. Ravi to also write in to MPSJ to seek assistance to implement the road humps within TMP compound to deter speeding by some residents as this pose a threat to the safety of all residents in TMP.
b) Sensitivity of the Boom Gate Barrier Sensor.
Another issue that was observed & highlighted by Rajis and Nathan on their first day of duty is that the sensor for the boom gate barrier is not appropriate per say. Currently, the sensor range is too wide and that it will drop down even when a motorcyclist drive by thus causing damage to barrier and cars.
In addition to the above, the Committee voiced out that the frequency of the breakdown of the barrier is too often and boom gate sensor timing is too slow thus causing congestion. Committee urges that the management look into the matter urgently to resolve such matters.
Ravi will look into matter.
Status: Ravi will contact the vendor and will get the said timing and performance of the boom gate mechanics improved by 30.09.2007.
c) Signage for Visitors & Notices to Residents informing of new Security
Rajis & Nathan has recommended that they will erect signage on rules and regulations for visitors as well as residents. The signage will be placed outside the guardhouse as well as behind the guardhouse in order for both directions to be able to see the notice.
At the same time, notice to all residents will be circulated by Tuesday 22nd August 2007 informing residents of the new Security. In the notice, the new Security number will be provided.
Status: Photo of sample signage’s given to Ravi as well as a draft copy of content of signage that is needed for TMP together with the contact of a signage supplier. Interpile promised minimum 2-signage measuring 170 cm X 120 cm. Due date to implement 30.09.2007
2) Proximity Card & Stickers for Residents
Committee mentioned that in order to enhance security as well as to assist the guards in carrying out their duties more efficiently, all residents should own a proximity card and a sticker for each car that they own.
Committee was of the opinion that the reason why majority car owners residing in TMP does not have the card and sticker is because, currently, the management is charging RM 80 per card and RM 40 per sticker, which the committee feels is the main reason for owners not obtaining extra card and stickers for their cars.
Michael mentioned that we have mooted the notion in the blog and based on the polling results, most residents agree that all owners should use the card and that the card price should be at RM 40. Which would be affordable.
Lee mentioned that the cost of the card is not too extravagant and that RM 40 would be reasonable but will be subject to Committees decision, as this will eventually be handed over to Committee to handle.
Further, it was suggested that the card and sticker should not be priced too cheaply as this would result to owners obtaining more cards and stickers guests and friends. Ravi suggested that we should limit the number of cards and stickers per household.
It was proposed that we should limit 5 cards and 5 stickers per household. Anything more will have to be in writing and up to management (eventually Committee’s) approval.
It was agreed that the proximity card to be priced at RM 40 per card and the sticker at RM 10 per sticker. Matter will be highlighted in the notice to be circulated to house owners.
Further adding to matter, owners will be advised that any lost cards, to be reported to the management & management will deactivate the said card immediately before issuing a new card. Issuance of new card to owners will not be compromised and price of card will still remain at RM 40.
Whilst notices are being circulated, Aman Network Security Sdn Bhd will advise their personnel to advise residents who do not have stickers or card, to purchase the said items at the management office. The security guard will record down car number plate and vehicle owner will be given 2 weeks time frame to obtain the said items. Failure will result to such owners be treated as visitors.
All concurred to the said notion. Implementation will take immediate effect and will be included in the notice mentioned above & circulated to all residents.
Status: Adopted and implemented.
3 Perimeter Fencing
a) West Wall (along the high tension area)
Lee has indicated to the Committee that the management has agreed to place barbed wires along the perimeter fencing of the said west wall, to enhance security as mentioned by the Committee in the previous meeting. They are currently inquiring on the quotation and will revert to the Committee as to when the added security feature will be placed.
Status: Lee unable to get quotation for razor wire and ask RA to source for it instead. RA will endeavor to source by 30.09.2007. Lee suggested to fund the razor wire/barb wire from collection from sale of the proximity cards and stickers, which was unanimously rejected by the RA as the issue at hand was brought up long before the availability of such a revenue stream.
b) East Wall (Phase 3)
Lee mentioned that the target date for completion of the perimeter fencing for phase 3 would be by end of September as per informed by the Project Dept. of Interpile.
Status: No date mention for the soil settlement issue as project team unable to resolve it yet even though lorry loads of soil have been used to try and settle the area. Lee only promise to resolve “soonest” possible with no specific date set.
Lim suggested putting up chain fence as a measure to enhance security until the soil settlement issue is resolved. Ravi mentioned not practical as the area is still being used by lorry’s to ferry soil for the landfill.
Mike suggested for Interpile to circulate information to all residents explaining the situation of the east wall perimeter fencing and the cause of the said delay.
4 Basketball Court.
Committee requested for the management to look into the condition of the current basketball court. Concerns in particular: -
a) Pole holes located on the Basketball court (as per picture depicted on the blog).
Committee raised concerns on matter as there are children utilizing the court. The holes on the court, as it serves no function at all, pose danger to all who uses the court as their feet may get caught in the hole, resulting to sprain ankles est.
Ravi will look into the problem and will rectify the said matter.
Status: Said holes already cemented.
b) Surface of the basketball court – uneven & covered with moss.
Committee also requested for management to look into repairing or resurfacing the basketball court. Currently it is covered with moss therefore making the surface slippery and dangerous for all.
Ravi to look into matter and revert to all on action taken.
Status: Unresolved date set at 22.09.2007 for more clarification as Ravi will communicate with MPSJ pertaining this.
c) Basketball board and ring
Committee had also requested the management to replace, repair or repaint the basketball board and ring as it is in a bad shape.
Ravi to look into matter and revert to all on action taken.
Status: Will be repainted Black and White.
5 Lighting for the park and the basketball court
Committee voiced out that the park is badly lit and is not adequate for residents to use the park in the evenings or night for recreational purpose. At the same time, several residents have requested for the basketball court to be adequately lit in order for them to utilize the said court in the evenings.
Lee mentioned that they will look into matter and will apply to the appropriate authorities requesting for the extra lightings.
Status: Ravi will check with Sara and will cc. A copy of letter by Sara to MPSJ requesting for more street lights to be installed in TMP park area.
6 Dual Lane Entry at the Guard House
Committee was told that currently, management is not able to make a dual lane entry at the guardhouse as the Local Council has gazetted the empty plot of land as Kawasan Lapang.
Lee suggested that if Committee were able to get the Local Authorities to de-gazette the area, management would consider Committee’s suggestion of making a dual lane entrance to ease all congestions.
Harriet / Mike to follow up on matter.
Status: Kawasan Lapang needs re-gazetting hence a proposal to be submitted to MPSJ to seek permission and approval to be accompanied with a plan for the designated location.
7. Phone Line for Guard House
We were informed that the application for the phone line for the guardhouse has been submitted TM but till to date no lines have been pulled yet due to some technical problems.
Ravi will follow up on matter and will update soonest possible.
Status: The RA manage to acquire a sponsor for a GSM phone and to date have commissioned the said phone in the guardhouse already.
New Issues Discussed
-Minutes of meeting will be disseminated to the developer, residents, RA committee members, blog and hardcopy for filing.
-Ravi to inform all resident of the GSM phone number in the guardhouse 014 3329068
-Drain clogging and overflowing concerns. Ravi will get workers to check and update.
-Interpile management has rejected rain shelter for card reader/residents. Lee will make an attempt to use A& P funds to finance the rain shelter for the access card reader.

GSM Phone For Guardhouse By TMP RA

What is a GSM phone? Why do we need one for TMP guard house? How come there is no phone land line in the guard house? Good questions to ask if you are residents in TMP and these are the questions that all residents should ask and are the exact questions the RA raised and although the management through Lee and Ravi have supported by submitting the said land line application to TM (this was done easily more than 4 months ago) but to date TM (Telekom Malaysia) have yet to install anything..........amazing is it not!
Rather than wait for TM to get the said phone line, the RA managed to secure a sponsor in the discounted telecommunication industry for the said GSM phone with the condition that the said supply of the sim card and monthly reload value of between RM 3o-50 is to be borne by the management.
Having a phone in the guard house is necessary as this will improve communication between residents and security personnel during emergency or for any other urgent matters which involves the security of TMP. Residents can communicate and be the additional security personnel within TMP to further enhance security to a level we can all be comfortable with.
Please take note that the said GSM phone will be in commission by 17th September 2007 (Monday). The guard house emergency contact number is 014-3329068
Please assist by informing all your neighbours about this number and only to call when you have to. This is one of many issues the RA have resolved from its very own resource, however we would like to see more sincerity from the developer to assist the RA to resolve the many more issues at hand soonest possible without any further delay.
At the end of the day if everyone gives a little here and there all the problems will eventually be resolved and a much better situation will arise, at this point in time the RA sincerely wish for Malton/Interpile to come forward and start caring for the residents in Taman Mutiara Puchong.
