Failure In Proper Planning Or Do You Think It Is A Cost Cutting Measure?




Dear Fellow Residents,

Ladies and gentleman members of the public, rakyat of Malaysia, friends, Datuk's, Tan Sri's, VIP's and VVIP's in Malaysia I have a favor to ask...merely your kind feedback based on your experiences throughout your life until this very day.

The feedback I seek is merely to understand and ascertain the logic behind the actual design of the said perimeter wall fencing surrounding Taman Mutiara Puchong, as I believe though we are the very 1st "Gated and Guarded" housing development in Puchong, I also believe we have the weakest security amenities and features. The feedback I am hoping to receive to shed some light purely for discussion sake evolves around these couple of questions:-

Q1. At the time of the said drafting of the design and eventually to the submission of the said design of the perimeter wall fencing, person/s whom approved the said design could have actually looked into the said design more thoroughly before approving? Whether the said design enhances security, and safety by being able to effectively deter intruders since Taman Mutiara Puchong is after all a gated and guarded housing development? How come the developer did not use other gated and guarded housing development as a model or example as there were many available in Selangor state?

Q2. Since there is a total of 504 houses built in TMP, how come it did not occur to the developer that there should be a dual lane entry to properly cater for the traffic volume for 504 households not including visitors, delivery personnel, buses, vans, lorries, contractors etc. ?

Q3. Why did the developer erect the said guardhouse at the entrance without properly taking into consideration traffic flow of the roads in the said area especially when the said roads are windy and linking to a light industrial area with heavy transport vehicles frequenting the roads? How come the local council approved the said guardhouse without properly conducting a thorough inspection of the said location? Without taking consideration of traffic flows? Without visitor parking bays?

WHY?WHY?WHY?

504 houses X RM 380,000 - 600,000 = RM 200,000,000 Approximately

What kind of quality did we get? Is it fair? Jusitifiable? Should we just stay quiet? Who is going to help us?

  1. Cutting cost of course!!!.... It's not about no budget but budget allocation for cheap skate fencing .... I mean who is the designer/architect designed such a useless fence, even i can design such nonsense, not just too low to let people climb in but a 40+ year old man can actually climb in out without having backacke :)

    No wonder all the houses here cracking here and there, leaking everywhere .... i can foresee land slide at Phase 3 land slide if the LOUSY, MONEY GREEDY DEVELOPER continue to ignore their design fault.

  2. I believe many other residents feel the same way too and unfortunately many do not have internet access and do not converse well in the English Language hence we have only a number of respondents via comments in this blog.
    Residents in TMP are not a bunch of silly people whom are not aware of their rights as home buyers in Malaysia nor are we a stranger to bad corporate governance involving cheating the "rakyat", this is not the first case nor will it be the last.
    Malton Bhd lack of social corporate responsibility is due to the fact that they believe they have locked up all our rights in the "deed of mutual covenant" signed by most residents and guess what prepared by who? Yes, you are right Malton's appointed lawyers.
    However there is sufficient evidence collected and documented to date that justifies our plight and clearly highlights the many shortcomings of the said developer.
    Ask any independent contractor, architect, town planner or local council people to just take a tour of Taman Mutiara Puchong and they will witness the many problematic issues we the residents have brought up.
    We have been residents here for as long as 18 months and the discontentment of how the developer is ignoring our plea to have this property inproved the way it should be has grown and will continue to grow until they have put their money where their mouth is.
    What kind of people is managing the commpany? I wonder what kind of human beings are they? Do they have children of their own, I suppose they do for sure and a wife? Are they a father and a husband and a good neighbour? What are they exactly...... to have this attitude of building and delivering paying customers/house buyers, this kind of quality homes and not having our safety in mind at all.
    How can these people sleep at night? I suppose they can because they do not own a home in TMP, why is that? They are to rich and fancy to stay in TMP or they actually know how bad the quality of the homes are in TMP are. Mind you a lot of residents here have spent a lot to rectify "inherent" and "latent" defects to date and we have only touched the tip of the iceberg mind you. With proper resources and planning we can even go as far as taking legal recourse with a "group action" against the said developer. Imagine how interesting that will be?
