Planting of Trees In "Kawasan Lapang" by YTL Lake Edge
In the slide show you can see the tree and shrub planting exercise currently being undertaken by YTL Lake Edge at the kawasan lapang area between the YTL's lake and the perimeter fencing behind TMP 6 houses.
Questions arising from this exercise to plant these trees and shrubs.........
1. What is the agenda behind this trees and shrubs planting exercise? To beautify the said landscape of YTL Lake Edge and/or to hide the existence and view of the entire row of TMP 6 houses?
2. Is it a justifiable approach to embark on such a discrimanatory exercise if the intention is to hide the TMP 6 houses from YTL LAke Edge view?
3. Is it a neighbourly thing to do since both housing development are neighbouring communities?
4. What role do the local authority play in this kind of situation as the said land is gazetted as "KAWASAN LAPANG" and it belongs to the local authorities?
5. Is this kind of behaviour if it is to segregate and to mask the existence of TMP houses, a behaviour that we should encourage and condone?

Community Potluck 14.06.08
Kudos to the Social and Recreational sub committee for organising a very successful event and it was indeed a very enjoyable night for everyone. A very special and warm thank you also goes to the honourable adun of Kinrara YB Teresa Kok for making the trip to join the potluck and to mingle with the residents. The RA of TMP is most grateful for the many suggestions and advice given during the get together, cheers to the Sassy MP.
All the residents had a great time with the children having so much fun with the continuos games running the entire night and time did fly by in a wink. The adults and parents to were having a ball with the karaoke so generously sponsored again by Mr.Yap and many oldies were belted out and to everyone's suprise the qi gong sifu stole the stage with their passion for singing and showing everyone how to chill and have a great time with friends and families. Complaints Procedure In TMP
Recently due to the anxiety by some residents pertaining the new security firm appointed mainly by certain individuals not being happy, which is something so very common in this beloved taman of ours that I really need to stand firm and address this issue to avoid a similar situation from happening in the future.
Casestudy:
A few RA committee members received in their letter box a letter specifically accusing a few individuals of the committee of certain displeasure. The said individual wrote the letter addressing concerns of the current security standards and even include a checklist of how to manage a security firm and on top of that questioning the RA responsibilities and blaming the RA for not looking into the problem without reasonable justification and worst of all proof of any misconduct.
The best of it all is that the said letter was written without any signature and corresponding address and name.
As far as I am concern this is as authentic as a "POISON LETTER" as only cowards will write a letter to complain and accusing of something and not attach any correspondence. Do you make a police report without revealing your identity and personal particulars? If it is a genuine concern and for the betterment of the entire community and without malice or intention of personal attack then why was the identity of the complainant not revealed??? Why so outspoken in writing and so cowardly at the same time by not revealing who you are?
Please note fellow residents if you have a genuine complaint then kindly do so by filling in a complaint form and the management office will look into it, that is what they are paid for. Please do not point your fingers at the RA as the RA is a voluntary outfit by residents of this taman truly concerned out of goodwill but not obligated to any one individual and definitely not answerable to anyone who has done nothing to improve the welfare of the entire community as a whole.
RA consist of people who can walk the talk and not just talk, so please if you do have a complain just do so following proper channel and not make it personal by dropping letters in residents mailboxes. Be professional and have the common courtesy to do what is right and not create animosity amongst fellow residents in this serene and beautiful taman.
Lastly do not mention names of individuals if you do not have the decency to mention yours in the letter. Yes if you are reading this please come forward and I invite you to meet with me to resolve the issue/s you have with the RA and I promise you in my capacity I will do my best to assist you in anyway I can as a volunteer, just to remind everyone that I to am a resident and honestly it is not a job anyone would do voluntarily without pay unless you are honestly and genuinely concern about improving the living conditions within our taman.
Lastly do not just openly criticise if you are not willing to make yourself available to be a part of the solution. Pointing fingers is just so easy to do and so is writing a letter and dropping it off in people's mailboxes. Why not channel this time and energy you have and attend the RA meeting. The dates of such meeting are published in the calendar and you have no excuse not to show up and participate and be a part of the decision making process. Changing of the security guards was necessary as previous security firm did not adhere to the S.O.P and on many occasions guards were caught sleeping while on duty and allowing access without proper identification or protocol.
It is well noted that your concern for the current security firm is questionable and believe me when I tell you that we are seriously looking into this problem and measures are already in place to handle it. But do take note that we are no miracle workers and everything needs time to be executed. So please be patient as we look to secure a better and more reliable security firm to take over very soon. Do not play the blame game and please invest your time properly to do good for this community, we all need less enemies and more friends in this taman.
If you are so quick to point your fingers may I suggest the next time before you do so please be the one to come up with the solution/s and be consistent in doing so. If you were to look around to date with all the improvements in the taman which I can easily list more than 10 items that were organised and executed by members of the committee with more events coming up as listed in the calendar, why did you not write to us a thank you note or a letter of appreciation?
Do excuse me if I may sound a little agitated but I believe I have every right to do so as to date since early 2007 I have been fighting together with a small group of residents for a better place to call home, so the last thing I need is for someone to write a letter without identity to tell me why you are not happy and telling us to wake up when obviously we are not the one to wake up, as the actions to date by the RA clearly shows that we are indeed truly wide awake.

Flooding In TMP 6 between Phase 1 and 3

Above pictures showing the junction road between TMP 6 Phase 1 and Phase 3 flooding with water rising approximately up to 4 inches and at some places especially the backlane of TMP higher due to uneven gradient. Such flooding is common and I believe in this blog we have posted pictures and videoclips of previous floods during Raya October'07 and a couple other occasions. The RA have submitted many complaints before previously to the then adun of Kinrara Dr.Kow Cheong Wei and also to MPSJ. The developer has also been informed of this on numerous occasions. Though the flood water receeded quickly this time around it is still not acceptable that the said water level can still rise and that the drain sump can still backflow and be filled to the brim during heavy downpour. This is unusual amd abnormal to say the least. To all residents please forward your complaints individually as I believe residents in Phase 3A are also concerned and it is to my knowledge that the road right in front of the guardhouse will also be flooded during heavy downpour, unfortunately I do not have photos (need someone to send to me) to show of these other places affected by flooding within the same TMP compound. Please forward your complaints via online to MPSJ in their online complaint portal called "RESPONZ". Please sign in as a member and state clearly your complaints providing nature of complaints and location of the said complaint. Clearly provide your contact details for MPSJ to verify. If you are able to provide photograph evidence and post online and link in to your complaint then it will be better, only if you can do so.

New Security Firm as at 1st June 2008
Just a quick post here to inform all residents that the new security firm PROGRESSIVE SECURITY has taken over. The change is necessary as after 3 months of service by the previous firm and numerous feedback by residents the RA concluded that it is yet again time for a change.
However the change this time will be looked at as an opportunity for all residents to participate in the change. We all know that we ourselves play an important role by virtue of the fact that we live in this gated and guarded compound and the security officers on duty are providing a service to ensure the safety of us all.
A campaign will start to ensure all residents practice the use of the access cards for entry and exit at all times. No more excuses please and do take note that a lack of responsibility in this area will inadvertently jeorpardise the integrity of the guards to maintain good security standards. Checklist below to enhance security standards in Taman Mutiara Puchong:
1. Immediately obtain the access cards if you do not have one, lost it or need to get more as you own more than 2 vehicles do so immediately by the end of June'08.
2. Do not shout at the guards when they do not open the gate because you do not have an access card, please help them help you maintain a good security standard for all in TMP.
3. Please ensure all cars have stickers, this is to ensure that all vehicles belonging to residents will be noticable and this is with the intention of differentiating for better security. Imagine if this is not the case. Will be very difficult to prevent illegal entry, car jackers, visitors with criminal intent etc.
4. Same apply if you do not place emphasis in using the access card to gain entry and exit:
A. firstly you are already not following the house rules,
B. secondly you are diminishing the purpose of the boomgate and the reason why you bought into a gated and guarded housing community.
C. Encouraging the guards to be your slave to open the boomgate, also again compromising their responsibility to provide security and at the same time making them less responsible as you as an owner already setting the wrong example, not caring for the security, so why should they?
D. Get all your visitors to register at the guardhouse and take note that contractors are not allowed to work on weekends just like other gated and guarded housing including condominiums, I am comparing with those property with good security and residents who follow house rules.No exceptions if you want good security.
E. Promote the use of the access cards to all your family members to ensure their safety in TMP. You lead by example, good example. Like the saying goes in bahasa "Bapa kencing berdiri, anak kencing berlari".
F. Safety for all residents is the NO.l priority and PREVENTION IS BETTER THAN A CURE.
Please help the guards and security personnel do their job better by following and helping them uphold the house rules in TMP and the Standard Operating Procecures and Protocols.
REMEMBER: CHILDREN AND FAMILY COMES FIRST
NOTE: Just read the newspaper for the many crime related stories happening all over Malaysia and even some neigbouring township not so far away. Missing children etc, rape cases and robbery, so why do you not want to follow the simple house rules for the betterment of all in this community? PREVENTION IS BETTER THAN A CURE.
NOTE: Access card barring will also commence from the 1st of July 2008 for all defaulters of 3 months from April 2008. This is to ensure fairness for all residents complying and at the same time to ensure security issue is not compromised in any way.
Reactivation will take 7 working days after the initial barring and only once all outstanding dues are paid in full.
Security Deposit Transfer - Updates

The RA decided to post this letter is to make publicly available information to all residents in Taman Mutiara Puchong (especially all unit owners whom have duly complied with the DMC by depositing the said security deposit).
We have received many enquiry pertaining to this hot topic in the past in TMP and as you can read for yourself the result. I for one do not want to write too much on this but prefer to get feedback from all the readers of this blog, may it be you are a resident/owner in TMP, members of the public with experience to this kind of situation or even better someone with the legal capacity to put in your thoughts here.
Please note the following information provided below before you post your comment :)
1. Official handover from Malton Bhd to the Residents' Association as at 29th February 2008 - (should have been on the 18th January 2008, but at that time Protem RA negotiated extension due to non-completion of Phase 3A & 3B perimeter wall fence and was agreeable by developer).
*** the said extension saved all residents a small sum of money in service fee between 18th Jan'08 - 29th Feb'08 = 42 days in total. (Note: Many residents are unaware of this)
2. Last minute notice by developer informing RA that they are not interested to act as the property manager for Taman Mutiara Puchong sometime a week before the end of Feb'08 leaving the RA with the heavy tasks of organising an AGM with residents to inform them of this and that the fate of TMP is now in our own hands to manage and to care for.
3. AGM was duly organised at the expense of the RA members cum volunteers (thank you everyone) contributing and sharing resources to enable the said AGM'08 to take place quickly on the 16th March 2008. Over 5,000 pieces of flyers informing all residents and owners to attend distributed by maildrop house to house, including sms, banners, post in blog, email notification and notice boards were utilised to communicate and notify all owners.
4. AGM held with over 200 resident owners attending including by proxies. Majority voted in favor of RM 100 service fee contribution per month. (Refer to the minutes of the AGM in this blog).
5. Minutes of the AGM sent to all house owners by maildrop once again to notify and justification provided with projection of monthly expenditure and costing also provided (after 10 working days from date of AGM'08).
6. Malton acknowledged proceedings of AGM was held in accordance of stipulated rules and regulations after representative officer in attendance at the AGM verbally provided the acknowledgement to all present at the AGM'08.
7. Between month of March'08 - May'08, 12 resident owners wrote to Malton objecting to the RM 100 service fee per month amount and a couple owners writing in to object transfer of the security deposit from Malton to RA as stipulated in the DMC.
8. Also point to note that after 2 months only partial payment received, justifiable by law?
9. RA already deposited the partial release of RM 200K, this sum is to be held in an interest bearing account as it should be as opposed to developer holding it without any interest earnt. Interest earnt will be communicated and funds to only be used for community related matters after the usual process of voting at EGM or AGMs of the RA in accordance to the law governing non-profit organisations like associations by ROS (Registrar of Society).
10. Owners objecting to the said service fee and to date have not paid are considered defaulters as provisions in the DMC clearly states (Please refer to the extracts of DMC in blog also available in Chinese). Same provisions will be used to deal with the defaulters to ensure fairness to all residents contributing.
11. Owners whom are requesting for their security deposit to be refunded and not agreeable with the transfer of the said security fee to the RA and at the same time not paying the monthly service fee of RM 100 are also deemed as defaulters.
12. Is it fair for a handful of owners (12) out of the initial 397 to act in this manner? What is the rulle of law here? The DMC.
13. Is it fair for the developer to hold the balance of the security deposit in this manner? Using the 12 as a reason? Monies held belongs to the majority of owners agreeable to the mandated service fee of RM 100 as voted by the majority at the AGM'08a month so why the partial payment and not the full amount except the 12 owners? In fact it should be the full amount including the 12 owners as the RA is legally the "Vendor" after the official handover 29th February? RA will act accordingly to highlight to these 12 owners the larger "picture" of maintaining TMP and making sure it is sustainable. Are these assumptions of a "resonable man"?
14. Since handover official and recognised and in accordance to the terms and conditions stipulated in the DMC between Vendor and Purchaser,including the transfer of the said security deposit why the need for approval by residents who do not agree?
15. Is it fair for all the other residents in TMP whom are law abiding for these handful of people disputing for the their own selfish intentions? This is after a gated and guarded community and with costs to maintain covering 70 acres of land with 504 units of houses.
16. Why make it so difficult for the Residents' Association to serve voluntarily? Are we not residents here? Do we not own a unit here as members?
So please comment on the above and do note that this is a forum format where we are not looking to point fingers but looking at these issues in a construtive manner and getting as many people involved to share information to discuss in the process of looking to settle these matters amicably, fairly but firmly for equality and equity for the majority.
This initiative will also be a reference to future house buyers or existing house owners to share and learn as we all know the development boom have given rise to many developers, some good, some ok and some haizzzz....no comment is the best way to describe them.
