Resident Associations' (Resident Support and Community Centre)





Above are pictures showing the rental property in Taman Mutiara Puchong just acquired to house the new property management company's staff (Khong Jaafar Sdn Bhd) and the office to act as the resident support and community centre.
The RA would like to thank the committee members for pulling together in making this happen considering the short notice given by the developer to get things organised for the betterment of all residentsin TMP. I sincerely hope every single resident in Taman Mutiara Puchong realise and appreciate all the effort put in by all the committee members/residents.
Special thanks also goes to all the committee members whom have donated the various items needed to furnish the said office with kind donations of the following items to kick start a new beginning in TMP:

1.Furniture-tables with drawers (4 units),cupboards
2.Stand fan
3.Aircond (1 HP)
4.Photocopying machine
5.Fax machine
6.Signages for the resident association (coming soon thanks to Mr.Hew)
7.1 month rental deposit to the landlord (special thanks also to Ms.Janice for giving the RA some time to come up with the balance for the security deposit).

The RA would appreciate it if more residents could come forward to donate in kind to assist in keeping costs down,by donating we do not mean cash but something that we can use like for example the following:

1.A4 paper
2.Fax paper
3.Stationery etc
4.Potted plants to make the office more inhabitable
5.Garbage bin
6.Whatever you can think of that will be useful

As there are 400 residents altogether it would mean more if more residents come forward and be a part of the RA. The RA is formed by residents for residents and everything done to date is for everyone in Taman Mutiara Puchong whether a resident is the owner or a tenant.

To all the other residents in Taman Mutiara Puchong that have apprehension, suspicion, negativity coming from influence of others without justifiable cause etc then please heed my personal advice, do not stir up unnecessarily issues that do not benefit the majority of all the peaceful, friendly and committed residents whom are genuine in looking after their beloved home (ensuring peace and security for all their family members esp children).

I have personally worked with the RA committee members and trust me when I say they are a group of people that are not stingy, selfish or have intention/s for personal gain. This I know for a fact as they in their personal capacity are all very successful individuals whom have in fact contributed more than anyone else in this community whether it is by volunteering their home for all the previous RA meetings, providing refreshments etc, sharing resources out of their own pockets and much more.

To the minority of a handful of residents whom are unhappy with the newly enacted maintenance fee of RM 100, my simple advice is to look at all the information provided to date and at the same time look in totality of the costs involved in managing the entire taman comprising a total of 504 units. Keyword here is managing which includes not only the security but also the cleanliness,maintenance of the boomgate system,guardhouse amenities,perimeter wall structure (metal grill will rust, brick and mortar will crack) and will need repair one day very soon,upgrade and enhancement of current facilities available in the park especially the basketball court and possibly the badminton courts and many more which I may not have thought of right now.

Be realistic and be practical just like you were when you first decided to buy into a gated and guarded housing development. Why buy into a gated and guarded housing when RM 100 is a problem? How much do your friends pay for maintenance living in condominiums or apartments? Definitely more than RM 150 per month right! So what is the problem here?

Many of you readers/residents would be asking now why am I reiterating or justifying again well simple, because I am now standing firm and to inform all that as a resident in TMP and who is concern of the well being of this community well after I am long gone and retired, probably to another country :) is think about the future for your children or to your old folks or even yourself as to how you would want Taman Mutiara Puchong to be? Sustainable security, peace and beautiful environment or otherwise?

We have a handful of residents adamant about only paying RM 50, honestly I do not know where these people come from and whether they know how to do additions or subtractions.....yes this is the amount the developer initially impose at the very beginning but this is just purely for security only and nothing else becauseeeeeee.......at that point in time it would be a fair price to impose as they were still developing the place and the costs of everything else were not factored in.......I am not going to reiterate what other costs as I am also tired of repeating myself again like a talking parrot.

RM 50 X 400 units now = RM 20,000 and this amount just enough to cover the cost of security but that is if assuming 100% collection is achieved. So can you imagine what kind of funding all of us will have if this was the scenario? Yesssss you guessed correctly, no money to repair anything or to improve anything at all.....!!! Bottom line no money....and then what? Fundraising all year round? You got time? As it is only a handful of people willing to do so out of 400 odd residents so you can imagine the scenario by then. And what do you think the handful of residents whom are so adamant of only paying RM 50 will be saying then? Probably again blaming others why they did not think of setting the fee higher or maybe they would just pack their bags and run.........away from the problem rather than be constructive and solve it.

The AGM was held the majority voted and a new era has begun hence let us start by looking at what we all can do to be better and the rest will follow. To those that will continue to harp and bitch about blah, blah, blah............well my advice is to shut up and get on with it. You are not special, you are not privileged and I am absolutely sure you are not one of a kind hence do the maths and do good not for me but for all closest to you, asoneh your family and your children and most important their future in ensuring PEACE, SECURITY AND SUSTAINABILITY in TMP.

  1. Honestly, with this kind of security service, I WILL NOT PAY. As i have seen with my own eyes and listened with my own ears, 2 cars in front of me which do not belong to TMP just drived in freely into our taman today in the afternoon. The drivers just pointed to the roads they intended to go and the guard just let go the barrier without questioning and did not ask for identification nor did they record any of the particulars, and i even questioned them did they get the driving licence and the answer is 'no'. I support RA very much and i know they might not post my comment but i would like them to know this issue-SECURITY is mainly affected their payment receive, hope they realize about it. Thank you.

  2. I absolutely agree with you that there is much improvement needed pertaining the current security outfit like many previously. Have you ever asked yourself why we have changed security so many times??? Well let me inform you that it was because the RA asked the previous security firms to be terminated.
    Let me remind you that as a resident also I am equally or even more concern than you and that is the reason why I am a part of the RA because I want to be involved and play a role to help make TMP a better place.
    You must be involved to know the facts and what has been done to date pertaining security. The current security firm just started on the 1st March appointed by Malton Bhd, and just very recently both the SO (security Officer) has been removed after a very lengthy meeting with their management to bring forward our grouses and concerns pertaining the standard observed and lack of consistency in execution. We have been monitoring them since the beginning of March'08 and found that there are many areas that can be improved upon and these suggestions have been forwarded to them in the said meeting.
    The RA security sub-committee headed by residents in Phase 3 (Murali/Gerard/Dr.Kuang) are currently finalising the SOP (Standard Operating Procedure) with a couple of amendments to minimise any inconsistency and allow for more accountability. All these efforts are by residents volunteering in the process to improve the security environment and it will take careful planning and time for change. Please be patient and to be more understanding to this process. It is very easy to just say something without noticing the impact of what has been said or without understanding the delicacy of the situation. We cannot be termninating this new security firm after 1 month and rehiring another so quickly.........because it is just not a reasonable option at this point in time as they must be given sufficient time to get organised and learn from their mistakes. If you know the current standard of security firms in Malaysia then maybe you will understand more and not to be so quick to point fingers and judge them or the RA and to justify why you should not pay. If everyone thinks like you then in no time we will have no security, no boomgate and then no guardhouse thus abandoning the gated and guarded concept altogether. Please look at all the issues in Taman Mutiara Puchong in totality and that the RA need all the resident support to do a good and manageable job. If you could lend a hand it will be great as it is we are short handed in many areas and FYI (we are not paid to do all these but willing volunteers). I have a fulltime job just like you similar to my comrades in TMP but I make time and make a point to contribute because by just being an owner and staying in TMP is easy to do, but to take it upon ourself to be a part of the process to improve the environment especially with so many differing mentality and mix of attitude within the taman is obviously not something you would want to do voluntarily unless you care about the future and the future of others in this taman (community work/social responsibility). I believe in this area many Malaysians still lack such attitude to contribute back to society without expecting some form of reward. The greatest reward I can tell you is knowing you have sincerely done something for the good of all.
    FYI we value all forms of comments and what made you think I would not post your comments? What do I have to fear? This is voluntary exercise for me and this blog was solely set up firstly for residents to be informed of the latest and at the same time post their comments just like you did which is encouraged. I will only not post comments filled with nonsensical rambling and with vulgarity). Everyone has a right to free speech and views however it must be justifiable. In your case I truly understand your feelings as I have been there many times since I moved into TMP and have put my point across to the previous security company's very firmly and to date resulted in 2 termination. Having said that we also have to exercise a certain degree of fairness and reason in our approach. The RA have minuted the said meeting with Dell Security (Mr.Bahan/Operation Manager-28th March'08/FRI) and we will continue to monitor their performance. If you have suggestions please do so in the new resident support and community centre as Dr.Kuang has kindly taken the time to make available suggestion forms for your perusal as well as other residents. We need to document all complaints from now on as we need to have a more systematic approach to assit in resolving issues and to improve matters.
    Please do understand my fellow resident that I and my comrades in TMP have full time jobs and families just like you and that is why we are all very concern of their well being and want to play a more important role to safeguard the security,serenity and peace in TMP for all of them well into the future.
    We do not practice finger pointing and other negative approach to solving issues as in our personal capacity and thorugh work experience these are methods that will not benefit anybody especially when we are living in a communal environment involving in totality 504 households.
    I cannot force your hand to pay the maintenance fee but I for one have already contributed until end of year knowing that my contribution is important to safeguard the sustainability of all the facilities and amenities in the whole of TMP and not only a single aspect of it. In totality for all and for the future. Not only for me but for teh next generation unless you plan to sell your house anytime soon.
