RA Working Paper Initiatives 2009
Images above shows the work in progress (pictures taken 21st October 2009) of the installation of the newly acquired galvanised weld fence totalling 169 pcs altogether.
This is to replace the weather beaten and rusted original metal grille (low grade) which also have many weaknesses in the design (step ladder and wide gap) which have caused many inconveniences and security issues plus poses safety concerns to the residents.
The weld fence design and material was chosen to alleviate the following concerns:
1. Ease of entry by tresspassers as the gaps between fencing have been reduced to 3X6 inches
2. Prohibiting small bodied individuals to crawl through as evident by several witnesses of small school children going through the gaps as a shortcut through the high tension area to the main road to catch their school bus etc.
3. Prohibiting stray dogs from entering through the gaping spaces of the previous old fencing design. This will also allow better success rate for MPSJ's enforcement officers to catch these strays as they are not able to flee through the gaps of the perimeter fencing anymore.
4. Weather proof design ensures long and lasting tenure as oppose to the oxidised and rusting metal grille currently being replaced after only 3 years. New material will last a minimum of 10 years without maintenance as it is galvanised through dipping process with a minimum of 3-5 microns.
5. New design also enhances the look and feel of the area and provides a very clean image as well as lighting.
The project's Phase 1 which now encompasses only the perimeter area of Jalan TMP 2A will be extended to the perimeter wall covering Jalan TMP 8 once the funds collected is sufficient to finance Phase 2 of the exercise.
Perimeter fencing behind the houses at TMP 6 will not be included as the perimeter is well guarded by YTL's security personnel and not cost effective to include in the said project plan. The said area do not pose any security concern or threat.
The said project can be realised due to the positive response by the residents in fulfilling their monthly service fees committment of RM 100.
The RA would like to congratulate all service fee paying residents for providing the necessary committment and support as this is the exact attitude that will take this community to greater heights in improving the overall environment (safety and security).
On behalf of all service fee paying residents I would like to seek the cooperation of all service fee defaulters to come to their senses and be a part of a thriving and socially responsible community by settling the default amount in full so that the laid out projects in the working paper can be completed at a much faster pace for the betterment of the entire community.
Again I would like all residents to chip in and apply the necessary social moral pressure on these defaulters if you know them or of you are their neighbours because you are paying for the facilities they are enjoying including their childrens and other family members.
Imagine RM 100 a month only, do a quick survey and ask around and you will immediately find that this is one amount that is the most reasonable of all.

Other inititives currently in progress:
Installation of additional DB Boxes (power supply) and spotlights for all the designated perimeter area-weak spots (dark areas/insufficient lighting).
-this project have already been executed and installation all completed but currently only awaiting MPSJ's approval as the RA have taken a proactive measure of going ahead as it a project that is of the highest priority due to demand from residents especially corner houses affected by the poor lighting and darn corners causing anxiety to the affected residents.
-the cost of the said project is funded by the RA through the funds collected as well but the RA through the assistance of the JKP Zone 9 is applying for the allocation of funds to reimburse the RA as rightfully such an addition to provide more lighting in a residential area is the actual responsibility of MPSJ.
-the RA have acted promptly because the need to have these additional lighting and importance have already exceeded the patience of awaiting for "HANDOVER" issue which to date the developer is yet to fulfill. Point to note Mutiara Indah have already been handed over but for some uncanny reason (you are free to speculate) Taman Mutiara Puchong is still covered in uncertainty.
-proper application letter have already been forwarded to MPSJ and relevant picture images forwarded (MPSJ's officers already did a site inspection) and now only awaiting the necessary approval. I expect to receive only the most favourable reply which is the only outcome available since MPSJ do really need to provide what is lacking and in this specific case street lighting and perimeter lighting.
PROJECT COMPLETED AND APPROVAL GRANTED BY MPSJ (AWAITING TNB CONNECTION)
Additional 4 more speed humps to be located along TMP 2A as this is the only stretch of road in TMP that is without, and the management office have received numerous complaints pertaining irresponsible motorists speeding on this particular road.
- this proposed project have been submitted for funding again to JKP Zone 9 for appropriate allocation and this time around followig specific specification provided by MPSJ. With this in mind allocation should not an issue and should be duly approved since the forst 10 road humps were fully funded by the RA.

Submission of the proposal for DUAL LANE ENTRY construction
-the RA have recently obtained the blueprint of Phase 2 and currently awaiting for the blueprint of Phase 1 for the entire overview of the proposed area involved prior to commissioning a contractor to draft the proposed plan for submission to MPSJ for the appropriate approval
Always remember that the RA consists of fellow residents like yourself hence they have no alterior motives except those that will serve the community's best interest as proven from the very first committee that began serving almost 3 years ago.
Action speaks louder than words and the RA have always let the actions speak for themselves. Residents with grouses and complaints are reminded to put forth constructive suggestions and not make "noises" for the sake of making them.
Follow the proper procedure of lodging relevant complaints to the management office and always remember do so for the betterment of the community in a constructive way.
RA members are volunteers so please bear this in mind if you think volunteers owe you something (to those residents that do not understand community service concept or social responsibility).
If you cannot walk the talk then kindly let those that can perform and do what is best for the entire community as a whole.
Lastly I would like to wish all residents a fantastic year ahead and to fulfill all obligations in the community by doing what is best for the community.

The said area do not pose any security concern or threat.´´ for not changing to the galvanised weld fence is not fair as one of the reason for changing is because as your said ´´ to replace the weather beaten and rusted original metal grille (low grade)...``. Residents of TMP6 is not paying less than other residents and further more YTL is not going to take care of the security in TMP!! Ooi Diang Ling 105, TMP6.
ReplyDeleteFYI I am also on TMP 6 and I can understand your concern as a contributor however it is important to prioritise projects and this is the ideal plan due to budgetary constraints. In due time if funding is sufficient the said metal grille will be replaced but only after all the other projects laid out are completed. There is a need to think overall and larger picture and the reason for the said plan as it is. We cannot dwell on the matter of "I am paying RM 100 and why this and that", because if I were to have such a mentality then I might as well say I also pay RM 100 why should I sacrifice my free time and effort all these years for the rest of the residents in TMP and for what? Sundays attending meetings etc and to deal with MPSJ issues etc all for the sake of the rest of the residents whom are enjoying the fruits of "our" time consuming and laborous efforts.
ReplyDeleteIf I were to have this attitude which I can easily adopt in an instance as I am not obligated to do so then I would just be having the typical mentality of the average tax payer or service fee payer etc.
Fortunately in TMP we do have a group of residents that can rise above petty issues and aspire to improve the community first above all else for nothing in return except a better place to call home.
Lastly I am happy we do have residents like you whom can forward constructive comments and do not just judge with suspicious intent like some who will simply accuse and talk nonsense for the sake of doing so.
This is a typical mentality that will not be entertained anywhere in the world. All detractors or residents with constructive opinions and suggestions must come forward and join the RA at least once a week for the latest updates etc. Remember we are all working people with families hence do not say "I am working and not free" so cannot attend like many in the past and we still have these "people" today. Know how to talk (complain) but when it comes to walking the talk everybody dissapears.
I for one will not tolerate such behaviour as this is detrimental and time consuming to entertain as all volunteers time are precious as we are serious of gettinigs things done.
Actions always will speak louder than words and if there are residents commenting on the actions by the RA then it is a positive as RA have "DONE" the work and feedback through comments and opinions are forwarded because of the said "ACTION/S".
I have spent hundreds of hours attending to this blog and many more attending meetings for the betterment of all and I simply derive the pleasure of being able to contribute but make no mistakes I am not one who will keep quiet and take wild accusations and hearsay from fellow residents whom have nothing better to do than just talk nonsense and do nothing in return.
I am also available for the occasional teh tarik and if you would like to know more in depth information as to why things are done the way they are I am free and you could just walk over to my place.

I don't think community installed galvanised weld fence is more security to residents. Because the fence thickness look like wire mesh. Do you think the thief cannot come in ? Such like this new fence easy for the thief use the big cutter to cut it and some more this new fence look worst and ugly than previous steel fence. Why don't use the previous fence to hot dip galvanised. Becasue the hot dip galv price only RM 0.90/kg ( min 10 micron) and i can sure the expenses not more than RM10k. If the community want do it nicely and security. Why don't community to the retaning wall ? Is it community have do a comparison cost and other before decide to install the GI weld fence ?
ReplyDeleteAside, I was found that our guardhouse floor tile and wall tile was dropped out and broken since last 3 months ago. Why the community never ask the worker to make good ? Pls bear in mind, the community monthly collection fee around RM 45k. Is it the collection fee not enough to repair gaurdhouse floor tile ?
Hoping that my comments will not give community a bad impression. Because all the residents here wanted comfortable, security and spend quality time with your loved ones underscores the quality of life.

ReplyDeleteAs far as I am aware off, the resolution to installed the said fencing has been passed in one of the EGM. The committee did some cost comparison and consulted residents . You should have help the RA to get the quote then instead of lamenting the decision so many months later. Besides, no (reasonably priced) fencing is immune to big cutters. I suppose "more secure" in the above article means more effective in stopping opportunists.
The idea of building retaining wall was discarded after consulting residents, many who do not like the idea (with comments such as "I do not want to stay in a prison", among others) Additionally, there are some legal issues involving replacing the perimeter fencing with a solid brick wall. You need to participate in RA decision making process (open to all) in order to appreciate the difficulties involved.
The cosmetic but expensive (yes, the RA did inquire about it) tile replacement around the guard house is of low priority to the RA at the moment. If there are sufficient funds, of course it will be done. Alternatively, you may wish to collect donations, or volunteer your time to fix the tiles (we have had RA volunteers who repainted the guard house recently). :)

I must admit that I hardly follow the Voices of TMP as often as I should have but I do follow meetings and the updates of the RA very often or not. Till to date...kudos to the team for all the efforts done to make our place a better place to live in.
ReplyDeleteI certainly do not agree with one of our fellow residents who had suggested that we should not have done galvanised fencing...so on and so forth.
Since the change of the fencing...we have lesser stray dogs walking in and out vide the fenced entrance. The fencing may not have been a full proof deterence but a deterence is still a deterence.
Having said that, the current fencing structure is so much better as compared to the previous one which easily allows any Tom,Dick and Harry to place one foot on top another and scale the fence to gain entry. With the current one, it is quite difficult for one to climb in. To tear it down or cut a hole through it will obviously take time. Thus in my view it is a form of deterent.
For example, why do we put grills in our houses...The simple fact is to deter a thief from coming in. If a thief wants to steal, he will use all means to get into the house with or without a grill, thus although it is not a full proof deterence....it still is some form of deterence. One would prefer gaining entry into a house with no grill or a flimsy looking grill as compared to an iron clad grilled house.
As such I personally feel that the current fencing is a good move and in due time we hope that the rest of the fencings surrounding our areas will also be changed.
Lastly, Kuang, I absolutely agree with what you have mentioned about being more active in the RA activities etc.... I am really disappointed with residents who knows how to complaint about how the RA runs things whilst they themselves do even bother to take a little time to join in the RA meetings, AGMs and EGMs.
As the saying goes...Empty vessels makes the most noise....this is what i perceive of most residents who complaints but not contribute.
EGM was called for before the fencing project commenced. Where were these people then? It is only so much that the RA can do....
RA welcomes everyones input and suggestions but please do not ask or question RA's decision after the matter has been acted on. It defeats the whole entire purpose of giving suggestions and inputs.
I certainly hope that the up and coming AGM, these residents would attend and give inputs and ideas to improve our taman for the betterment of the community as a whole.
