Security Enhancement Exercise 2008 for 2009 onwards.



The security enhancement exercise have begun and after 2 sessions in TMPCC on the 30th and 31st August 2008, there is evidence that residents do care about their own well being specifically referring to residents whom have not been updating their service fee payments.
Barring will commence on the 15th September 2008 and will be enforced without prejudice to ensure that TMP has a preventive two-tier security procedures. Security threat can come from external and also internal source/s. External can be identified quickly which consists mainly non-residents such as visitors, contractors, repairmen, delivery people, posman, TNB/TMB/Syabas/MPPJ/ personnel, developers personnel (sales people)etc.
Internal can be from residents whom are tenants or actual owners themselves if measures are not put in place to identify them properly. Internal security complications can be caused when owners and tenants do not follow the relevant and stipulated rules and regulations as per DMC, most noticably not having sufficient access cards or car stickers for reasons only known to these people, not paying their service fee at all since April 2008 and this also includes residents that are not prompt and in arrears of more than 2 months or more. I am highlighting these examples because law breakers and offenders do so in the context that they can bend the rules and get away with it or that the fact that they think enforcements of rules and regulations in Malaysia are weak and not ineffective, or so they usually think as I believe this is an attitude that have been bred into many by poor regulatory enforcements in many governmental agencies etc.
Many will have the attitude of wait and see, and will react once tough measures are put into place to ensure that they comply. This will be one of the many contributing reasons why the access card barring exercise will be taking place soon, as the management company believes through their vast experience that by sending out reminders and legal notices are less effective as compared to access card barring for defaulters.
The idea of living in a gated and guarded housing community is of course clearly for the peace of mind for the all the members of a family when it comes to the security. Gated and guarded housing communities have fantastic crime preventive records and to date TMP is only second to Lake Edge YTL in terms of zero crime. Most cases that do surface within a gated and guarded community will come from more petty incidents mostly involving tenants (rubbish,noise,parking,vandalism) and amongst owners will be the usual lack of communication and initiatives as neighbours.
This is sad and a cause for concern as owners of units should scrutinise their tenants more strictly before letting out their premise/s. But not tenants are always to blame as in most cases it is the owners themselves that have no regards to house rules. I guess lack of respect to the governing rules is the most common denominator. The only viable method to align all these differing mentality and attitudes is to strictly enforce all available rules and regulations which governs and to do so without prejudice and exceptions. This is what TMP have set to accomplish and together with the law abiding residents in TMP this objective will be attainable in the shortest possible duration for the betterment of all in TMP.
