Stop the World, I want to end the woes

After such a long hiatus of not posting any new material in this blog in regards to the happenings in Taman Mutiara Puchong due to various reasons from increased work committments, community service and others I felt that the time is now very appropriate to manage some comments as per the article as it specifically struck a particular nerve which in my capacity as a concerned resident feel passionately about.

What is he rambling on one might ponder? Well after reading the above article you will come to a couple of conclusion but I will leave it to each individuals interpretation of the said article, however in this post I would like to just mention the interpetation I would like to focus on which boils down to the gathering of a group of dedicated individuals following a common objective to ensure the rights of all property owners is protected and not taken advantage of by anyone in specific reference to developer as well as individual house owners whom have very little regard to moral obligation and social responsibility to safeguard the lifestyle and continuity of the concept of a "Gated and Guarded" community which each and every unit owner bought into the day they signed the S & P as well as the DMC.
These are the specific highlights of the points made in the said article:
1) Authorities do not place emphasis on their moral and social obligations as their first priority in serving the people whom have put their trust in them; they are usually more concern about serving their own agenda first which usually involves enriching themselves as per the reference in the article to political alignment of the recent debacle in a nothern state in Malaysia.
2) Direct quote from the article, "What's interesting about all these crises is how people respond to them. Some will take one or two causes and do what they can for them. Others will simply turn their minds off such issues and deal only with what affects them personally. Still others will take up certain issues and then demand that someone else does something about them. This last trait seems to be a common one among our people."
"We have become used to expecting others to take care of things that we don't realise any more how we disempower ourselves."
I am relating to point number one to the developer attitude, which to date is yet to handover the R & D (Road and Drainage) of the entire Taman Mutiara Puchong, the park area (which explains why many aduan submitted to MPSJ in regards to the maintenance of the park facilities have not been acted on to date eventhough the said aduan submitted to them more than 2 months back), and lastly Phase 3. The other shocking thing is all the previous correspondences to the said developer pertaining specific "Handover" enquiry are usually met positively of either it has been handed over or in the process and will be handed over "soon".

Second point made earlier is in reference to some residents/owners in Taman Mutiara Puchong as per the quoted exerpt. To make it short and simple, the message I am sending in this post is that all resident owners and unit owners who owns a unit in Taman Mutiara Puchong has a specific personal ineterest and moral obligation as a stakeholder in the community to maintain the peace and harmony, safeguard the interest as a property owner by ensuring adequate funding for all the facilities and upkeep of the entire community compound, promote tolerance and mutual cooperation to uphold all the terms and conditions stipulated in the Deed Of Mutual Covenant to ensure sustainability of such a community for all to enjoy especially the young future generations to come.
With this in mind it is a compulsory responsibility of all unit owners to support and be a member of the Residents Association to ensure adequate and fair representation and most importantly a large pool of members to ensure stability and continuity in properly replacing candidates of the steering committee members as the term of each committee comes to an end. Most importantly a bigger support base via large membership will allow for greater voice and solidarity to bring a certain particular issue to the attention of the relevant party/authority to enable quick and efficient resolution. Stronger voice by a majority group always work wonders and can move mountains (obtacles).
The Residents Association's wish is to see more support through such a membership drive as it is gearing up to increase and enlarge its support base to help achieve many of the community development and enhancement objectives, "One Voice One Community".
The actual membership drive will take place come this 15th March 2009 (during the scheduled AGM 2009). The said AGM 2009 will also include a petition drive (signature drive) to compel the said developer in handing over to the residents the Road & Drainage of the entire TMP, the park and phase 3 in a stipulated time reasonably set.
Such a move is necessary as too many enhancement plans such as dual lane entry, additional street lighting, upgrading of the park facilities and maintenance of it have all been delayed and hampered by the "HANDOVER" limbo.
Point to note here is that MPSJ will not accept handover unless all criterias are met eg. the drainage system must be effective and not cause water retention and flooding, soil erosion problem rectified etc. We are lauding MPSJ stance on this as we do not want the developer to hand over to us a drainage system that can be clogged easily and flooded everytime a heavy downpour occurs and same said for the park area which is usually in knee deep high of water causing damage to the courts and water ponding throughout. However having said that we want the handover stalemate resolved soonest possible.
REMINDER: All unit owners responsibility is to be a part of the RA and must make it a compulsory obligation to support as it is the right thing to do, to share the responsibility of caring and managing the community collectively. This responsibility should not only befall a handful of socially responsible individuals.
NOTE: Service fee may I remind all is to ensure sustainable funding to upkeep and enhancing all the necessary in the community: security services, boomgate system/repair and maintenance, fogging, management services, perimeter wall fencing/repair and maintenance - paint and repair/rust, sweepers, roads humps, shelterd guardposts, upgrading of CCTV system, additional CCTV cameras.
NOTE: Expenses incurred by the RA for all the notices sent via flyers and banners for all the previous events etc are separate costs and were all borne by committee members donations as well as donations from residents plus others (ADUN and corporate sponsors). This includes all the office equipments sponsored i.e. computers, furniture, copier, fax machine etc by committee members.
I know I have mentioned all of this before but I believe a constant reminder is necessary to enable the realistic expectation of all the residents in Taman Mutiara Puchong that the current committee members are all volunteers and hence are not obligated to anyone but themselves as concerned and responsible residents in safeguarding their property and lifestyle in the community. We all want the same thing but we need more people to come forward to help, not just complain when there is a problem but not even lifting a single finger to assist in looking for a solution. Contribute by action do not say you are working and have no time, we are all working people too and money do not grow on trees for all of us. Community service is a social responsibility to be shared by all in the community, imagine what can be accomplished if every individual in every household in TMP contribute just 1 hour to community service eg. picking up litter in the park or surrounding area when walking about, keeping your households free of water catchment to prevent mosquito breeding, keeping your front and backyards neat, putting your litter properly enclosed in bins or plactic bags and many more other activities.
All of the above concerns a certain level of common sense, so use it to come up with ways to help and assist in making TMP an even better place or the best place to call home in Puchong. Do you feel safe in TMP? Zero crime since 2006 FYI second to none other than YTL Lake Edge, but take note their service fee is at RM 300-350 p/month. 3X more.......and yet we have residents complaining and defaulting on just RM 100!
