Security Enhancement Exercise Phase 2



The image posted above is the security tag for each household to be displayed prominently and to be placed on the gate. The security tag is only for prompt service fee payee in Taman Mutiara Puchong.

This is a necessary step and truly unavoidable as such a measure will ensure fairness to all the prompt paying residents in Taman Mutiara Puchong. The security personnel will only provide their full service for households displaying such a tag when the exercise is completed. This exercise will be executed soon and will be completed before the end of October 2008. The management office is currently making the necessary preparation to ensure smooth execution and tabulating the necessary data for the purpose of such an exercise.

When the exercise kicks off, volunteers from the RA will visit households whom are prompt payee with the security tags and will attached these tags accordingly, a form will have to be filled providing the management office with the latest data pertaining to the number of cars and their respective registration and further checks on number of access cards etc will be carried out. This is to ensure that the data collected will be used to update the database currently in hand to have the latest and most updated information to ensure that the management office do have in hand the necessary information to carry out their duties to the upmost.

House owners will have to acknowledge the receipt of these tags accordingly when these visits are made to ensure minimum abuse of these tags. These tags are provided free of charge.

The recent access card barring exercise have been successful in ensuring that the majority of the residents in TMP act in a responsible manner and to maintain the security level consistent with a gated and guarded community. There are still a lot more to be desired but small steps are being taken to ensure that the welfare and well being of all law abiding residents will be protected and fairness plus firmness exercised on those that are irresponsible and ignorant.

It is important to note that the majority of incidents of residents not complying with the silk screening of the access cards and car sticker exchange are mainly from tenants due to the fact that their landlords are not making any effort to comply with the terms and conditions stipulated in the DMC they signed during the purchase of the property. Tenants are advised to do the following as observed in many cases elsewhere:

1. Immediately discuss the matter with your landlord and to arrange for the landlord to comply with the silk screening exercise and to purchase the necessary additional access cards for your use but do note that the landlord have the right to impose a deposit fee for these cards and refundable upon expiry of the tenancy provided access cards in good working condition.
2. If the said landlord is not available and not convenient for them to carry out the exercise then please arrange by mutually agreeing that the cost of the service fee be deducted from the next rental payment or mutually agree on a win win formula. Receipts are issued hence there is documentary proof if any disagreement arise.

Other measures the management company will put in place will be a notice board in TMPCC listing all defaulters in TMP with appropriate remarks to highlight status and action taken accordingly. Currently many legal notices have been served already to errant owners and awaiting response before further action is taken.

All residents owners and those owners who rent out their unit whom have neglected their duty by defaulting should really make a conscientious effort to be more caring and responsible to ensure the long term sustainability of the community in TMP.

Selfishness is never a good quality and one should have a broader mindset as more is always achieved when in a "TEAM" - Together Everybody Achieves More".

  2. FYI, nowadays the security guard will ask "nak masuk buat apa? Lama?"
    if not "lama", they will open the gate and let the visitors coming in. Understand that sometimes it will be just too hard to determine which visitors is bad or good. But just hope they can be more strict to the visitors.

  3. I dont see any significant improvement that justify the price tag of RM100 permonth.

    Paying RM100 just for cutting grasses and for guards to open the gate for you is grossly over priced.

    I do not see a purpose for paying a property agency to take care of TMP as we hardly have enough facilities to make full use of them.

    I salute the RA for the activities arranged but as far as cost management it appears that RA has failed badly.

    I suggest the RA to relook into the matter.

The RM 100 service fee imposed was mooted and voted by a majority and this was done in the most possible democratic way possible with expenditure funded by volunteers (caring residents in TMP) and in accordance to the stipulated law governing such activities. This event was held way back in 16th March 2008 hence to mention RM 100 service fee as pricey now and also to state that there is not many significant improvements, then may I cordially mention if whether we are staying in the same Taman Mutiara Puchong.
    Most are only concerned about the RM 100 and bitch about how "expensive" it is. Hello friend RM 100 is expensive then why buy a house in a gated and guarded community. FYI YTL Lake Edge residents are paying RM 300 and yes they do have a club house because they are strata titled but also do take note that TMP is "Individual Title" hence developer not required to provide such facilities in that manner but mind you to maintain 70 acres of land and common areas itself is a task and that is why the hiring of the 2 workers to maintain the cleanliness of our streets of leaves and sendiments. Did you not ask how come after the recent heavy downpour there was no flooding recorded like in the past??? Hmmmmmm ......food for thought ehhhhh.....
    Why not we stop the security service and take down the boomgate, stop the workers to clean and sweep our streets of leaves including outside our gates and totally ignore everything and do not follow law and do as we all please just because........
    Nahhhh I think it is an idea only the irresponsible would indulge in and for the sake of safety and security I rather pay the RM 100 and be glad and thankful that TMP is a safe place to call home.
    Do check with the local police beat base of the escalating crime cases in Puchong and maybe you will think again and carefully word your opinion in the future when posting your comments. We talk with facts and not by whim or fancy.

    FYI surrounding area in Puchong have recorded more than a dozen house break-ins during office hours, mugging at knife point and murder in the month of October 2008. When I say surrounding area I am not incline to say exactly where just to be fair to the residents staying in the area but I am sure you do read the papers and roughly can guess where.
    So are you one of those that will only act in reacting to a certain tragedy before realising that RM 100 is not much after all taking into consideration all the facts and events that have taken place.
    FYI property agency is to handle all matters pertaining the collection of the fees and engaging all matters related to TMP, this is necessary as the RA consist of only resident volunteers and you cannot expect them to be doing the collection!
    I do know for a fact that we have many residents here whom are unhappy after the access card barring exercise but sufficient notices were served and in accordance to the Deed of Mutual Covenant to maintain law and order for the betterment of not any individual but for all in TMP.
    Let us be constructive here and why not you offer us suggestions on how we can futher improve and be a part of the solution to make our beloved community a better place. We can always do more and better but in order to do more and better we need more volunteers and more caring individual in the community to be a part of the RA.
    The RA have gone through hell and back dealing with the developer for the betterment of all in TMP and many improvements have been made and all through sheer hard work and dedication by volunteers whom are also paying the RM 100. What have you done for the community to date???

  5. I totally agreed with ekimypc, actually for myself other than paying the RM100 promptly I really did not contribute anything to our Taman here. I really appreciate with so far the effort done by our RA and guys I can tell you it really not easy when you do this volunteerly.

    I think perhap maybe instead of we only complaint, how about we suggest solutions that can help to improve our Taman here....

  6. At least we have a resident decent enough to deal with reality and speak honestly, how I wish there will be more. The world will indeed become a better place and so will TMP.
    Just a mention here and to rehash again to all readers, Resident Association is a non profit organisation encouraged by the local government to set up to enable home owners to have a voice and common objectives in situation when dealing with developers shortcomings and other issues related to the well being of the community as residents collectively. Such a move was deemed positive as there were and still are many errant developers taking advantage of naive home owners whom will sign their SPA without reading them and then just let things be without even questioning their rights. With a collective group and louder voice developers cannot afford not to seriously listen without consequences and as a group more can be done by sharing resources to create a better living environment.
    What the RA have done to date is all out of goodwill by a group (small group) out of 400++ households to get to where we all are today. Some have donated and contributed time and money to enable the proper and efficient functioning of the association including all the furniture you see in the RA office plus the computer, photocopier machine and fax.
    These people have contributed and they still pay their service fee of RM 100 promptly, so what else is there to say but to take from this example and learn to be better residents that can contribute to the community and indirectly to society.
    Imagine complaining about RM 100 without even once taking the time to reflect on the attitude and to be able to make a decent informed judgement. Imagine if you are raising children, what kind of parental example will that be......scary to think of it actually???
    I am no guru but lack of maturity and humility are few of the many contributing reasons as to date why we have residents that are still ignoraramus about the reason to contribute the RM 100 service fee. Just like the old days when only a tragedy happens then only we take the necessary step of precautions, when precaution is the necessary first step to the prevention of a tragedy. Yesssss....many Malaysians are backward thinkers and not forward thinkers unfortunately and citing a classic case is the need for CCTV cameras now in all major shopping centres as well as in all major highways, government offices etc....why the boom in the usage of CCTV cameras??? It all started with the rape case in Centrepoint, Bandar Utama....remember??? After that it was a big hoooohahhhhh and wallahhhh you get a society that is all of a sudden safety conscious but previously could not even be bothered at all.
    I could go on and on base on my observation but I am also a realist is that in every community or every race and tradition of every corner of the world, we will always have the good, the bad and the ugly. That is the fact of life but what we need to understand and be concerned is for the betterment of the majority and the majority of residents in TMP are law abiding citizens and neigbours. The minority will be served with legal notices and what ever possible means until they realise that they are not above the law and foolish to even think they can wiggle their way out of paying the service fee. Imagine the year is 2008 and we still have such human behaviour, sad is it not??? After all the banners being put up, notices sent we still have residents saying really dumb stuff and hating the RA for barring their access cards..............so sad because they have failed as residents and they have failed as human beings to understand that buying into a gated and guarded community is all about better security, to maintain security the entry point is a privilege where as stated in the DMC service fee defaulter will be dealt with accordingly which is to be treated like a visitor, hence the access card barring. If you do not care about the security then be treated like "suspect" because a police constable once told me "There are only two types of people in this world that will not care about the security and safety of others and themselves, firstly CRIMINALS and secondly the INSANE/MAD PEOPLE". I guess I cannot argue with that comment as I strongly believe in it as I have seen my share of mad people arguing why their access card got barred and the reason they come up with for why they do not want to pay the service fee......morons if you ask me honestly.
